Ezzahra's rental market has two seasons. From September to May, families look for a twelve-month lease, often because one partner works in Tunis and takes the train from Ezzahra station. From June onwards, owners on the beach side pull their listings or switch to seasonal lets, and the year-round supply tightens overnight. If you want a choice, look in spring.

This page gathers everything for rent in the delegation, houses and apartments alike. On houni.tn, every Ezzahra rental listing is posted by the owner or a local agency, with the number to call to arrange a viewing.

Two Ezzahras: the coast and the far side of the GP1

The railway line and the GP1 highway slice the town into strips. Between the sea and the tracks, Ezzahra Ville keeps its villas from the 1950s to 1970s, its shaded lanes and its seafront promenade. That is where demand concentrates, and prices follow. On the other side of the GP1, towards Boumhel, Cité El Habib and Borj Louzir offer simpler estate housing and noticeably lower rents, for anyone who does not need to see the sea every morning.

In between, along the main avenue that runs down to the beach, the shops, the municipal market and the cafés give the centre a small-town life that Radès or Boumhel lack.

Houses and villa floors, the Ezzahra formula

A house for rent in Ezzahra is rarely a whole house. The most common arrangement is the villa floor: the owner lives on the ground floor and rents out the first, reached by an outside staircase, sometimes with a roof terrace looking over the gulf. For a house rental of this kind, S+2 or S+3 (two or three bedrooms plus a living room), rents usually sit between 900 and 1,400 DT depending on distance to the beach and the condition of the property.

Complete villas with a garden on the seafront side go fast and let for over 2,000 DT, often to executives at companies based in Radès or in the Ben Arous industrial zone. To see what those central villas are worth, houses for sale in Ezzahra give a sense of scale. A house to rent in Borj Louzir or Cité El Habib costs far less, but check the transport: buses to Tunis are less frequent than the train.

On the apartment side

Ezzahra has never been a town of tall blocks. The residences have three or four floors, built by small developers on former villa plots, and S+2 units dominate. To compare rents room by room, the dedicated page for apartments for rent in Ezzahra breaks down the sectors and price ranges.

The train, argument number one

The southern suburban line links Ezzahra to Tunis central station in about twenty minutes, with a train every fifteen to twenty minutes at peak times. For many tenants, that is the reason to live here rather than in El Mourouj or Ben Arous: no morning traffic jam on the GP1. So look for a home within ten minutes' walk of the station, and be wary of listings that promise "close to the station" from Borj Louzir.

One stop down the line, Radès, Hammam Lif and Boumhel appear on homes for rent in the Ben Arous governorate.
