For the past fifteen years the old villas of Ezzahra Ville have been coming down one by one to make way for small residences of four to six apartments. That quiet but steady movement has created a supply of recent S+2 and S+3 flats (two or three bedrooms plus a living room) five minutes from the beach that simply did not exist before. It is now the main source of apartments to rent in the delegation, ahead of the older estates on the far side of the GP1. Ezzahra Ville and the corniche: the residences that go first

Between the station and the sea, the streets of Ezzahra Ville are lined with these recent residences: three storeys, sometimes a lift, a ground floor parking space, one or two apartments per landing. An apartment for rent in Ezzahra in this area usually goes for 800 to 1,100 DT for an S+2, more if the terrace faces the gulf. S+1 flats are fewer and rarely under 600 DT. Why cité El Habib and Borj Louzir cost 200 dinars less

On the other side of the GP1, cité El Habib and Borj Louzir (not to be confused with the Borj Louzir in La Soukra, in Ariana) hold estate blocks from the 1980s and 1990s. An apartment to rent in Ezzahra in these areas costs 150 to 250 DT less than in the centre for the same layout, and floor areas are often bigger. In exchange, count on fifteen to twenty minutes on foot to the station, or rely on the bus.

These are the districts where families working in Boumhel, in the Ben Arous industrial zone or in Hammam Lif look, when they do not need the sea on a daily basis.

Furnished for the season or a yearly lease

Ezzahra is still a beach for people from Tunis. Every summer part of the corniche side apartments switch to holiday letting, by the week or by the month, and come back onto the yearly market in September. If you want a long lease, do not start looking in June: supply is at its lowest and owners are waiting for the end of summer. A furnished S+2 by the month in July or August routinely fetches double the annual rent.

Salt, service charges and the train

Sea air is hard on iron joinery and on facades: look at the state of the railings and the shutters, especially in residences more than ten years old. Ask too whether the residence has a management arrangement and what the charges cover, because the small co-ownerships in Ezzahra often run without written rules. And listen for the train: buildings right against the railway hear every service, from five in the morning to midnight.
