Under the protectorate, Ezzahra was called Saint-Germain and served as a seaside resort for Tunis families. What remains is a fabric of villas with gardens, small flat-roofed houses and quiet streets between the railway and the sea, well known to people from the southern suburbs. A house for sale in Ezzahra is now one of the most fought over properties on the coast between Radès and Hammam Lif: families want it to live in, developers to knock down and replace with a small residence.
That double interest explains how scarce supply is. Very few houses are online in the delegation at any given time, usually published by their owners. To compare with Radès, Hammam Lif or Mégrine, all the houses for sale in the Ben Arous governorate give a wider view. On Houni, you deal directly with the seller.
Ezzahra Ville: the old villa and its land
On the sea side, house sales in Ezzahra are mostly villas from the 1950s to the 1970s, built on 300 to 600 m² plots with a garden, sometimes a well, and a period layout: large rooms, high ceilings, a kitchen to redo. Their price depends less on the house than on the land and the distance to the beach. A decent villa in this area often sells for over 600,000 DT, and easily passes the million when it is a stone's throw from the seafront.
Faced with these sums, a private buyer often competes with a developer, who calculates the offer on the number of apartments that can be built. A seller in a hurry will pick whoever pays cash. If you want the house to live in, come with clear financing and a notary ready to follow up.
Cité El Habib and Borj Louzir: the family house at gentler prices
On the other side of the GP1, the market changes in nature. In Cité El Habib as in Borj Louzir, you buy an estate house on a smaller plot, often extended by a floor over the years, sometimes split between two households. Budgets are clearly lower than in Ezzahra Ville, often between 300,000 and 500,000 DT depending on size and condition, and the product draws families working in the Ben Arous industrial zone, in Boumhel or in Tunis.
That is where most houses to renovate are, but also the most complicated files: floors added without a permit, extensions over the courtyard, shared meters. If you want to avoid these issues, an apartment for sale in Ezzahra in a recent residence remains an alternative on a comparable budget.
Who buys a house in Ezzahra
Three profiles keep coming back. Southern suburb families who want to stay near the sea and the station, without La Marsa prices. Tunisians living abroad, often from the area, who buy for the summer and then for retirement. And investors betting on holiday lets, since Ezzahra is still a beach busy with Tunis residents from June to September.
Viewings peak in spring, when gardens look their best and emigrants prepare their return. Winter is quieter, and often the best time to negotiate.
Title, joint ownership and damp
Many old villas in Ezzahra have stayed in families for several generations. Before any offer, ask for the up to date title deed, the list of heirs and their written agreement: one missing signature blocks the sale for months. Also check the building permit for each extension, and ask the municipality what the development plan allows on the plot: that is what sets its real value.
Finally, being near the sea has a cost. Old walls soak up damp, slab rebar rusts and joinery suffers from the salt. Have the ceilings and roof terrace inspected before signing. For an overview that includes apartments and villa floors, see the property for sale in Ezzahra.
