Ezzahra is a small delegation, squeezed between Radès, Hammam Lif and Boumhel, yet its housing market is one of the busiest in the southern suburbs. The reason comes down to three things: the sea, the train and the human scale of the town. People buy here to live all year round, to spend the summer or to let, and each of those plans leads to a different kind of property.

This page gathers everything for sale in the delegation: houses, villa floors and apartments. Listings are posted by private sellers, local agencies and a few developers. To widen the search to Radès, Mégrine or El Mourouj, all the homes for sale in Ben Arous governorate let you compare prices from one municipality to the next.

Three properties, three budgets

The first tier is the estate apartment around cité El Habib or Borj Louzir: decent floor areas, ageing blocks, the most affordable prices in the delegation. The second is the new or recent apartment in Ezzahra Ville, in a small development a few minutes from the beach, which generally calls for a budget of 250,000 DT (Tunisian dinars) or more. The third is the house: an extended estate house on one side of the GP1, an older villa with a garden on the other, where prices soar as soon as you get close to the seafront.

Between the last two sits a very Ezzahra format, the villa floor sold separately: one level with its own entrance and staircase, sometimes a roof terrace. It is often the way to live on the sea side without paying for a whole villa.

The villa floor: bargain or trap

On paper, the villa floor has everything going for it. But it only sells cleanly if the house has been divided and each level has its own land title. Otherwise you are buying an undivided share of a property you share with the owner of the ground floor, without being free to resell or mortgage it. Ask for the title, the division plan and the rules that set out the use of the garden, the roof and the garage.

Check the meters as well. In many divided villas, water and electricity stay in a single owner's name, which sparks disputes from the very first bill.

House or apartment: how to decide

A family with children planning to stay for the long term usually goes for the house, even if it means heading towards Borj Louzir to stay within budget. A couple working in Tunis and taking the train every morning prefers the apartment near the station, easier to look after. An expatriate thinking about summers and retirement wants the sea above all. To dig into each segment, the page of houses for sale in Ezzahra covers villas and estate houses, and the one for apartments for sale in Ezzahra explains buying off plan and the individual title.

Financing and signing

Most buyers take out a bank loan, and the bank demands a complete file: a land title in the seller's name, a building permit that matches what was actually built, a certificate showing no mortgage. A cheap listing whose title is still being regularised will almost always end in a cash payment, which cuts the number of buyers and slows the sale.

As for timing, the Ezzahra market is busiest in spring and early summer, when families want to move in before the school year and expatriates come to visit. Prices move little in winter, but sellers are more open to discussion then. Finally, budget for notary, registration and land registry fees, which come on top of the asking price.

If no existing building suits you, the rare plots for sale in Ezzahra let you build to your own plans, provided you are ready to pay the price.
