Ariana Supérieur sits on the heights of the town, above the old centre and its metro terminus. People move up here for a bit of air in summer, for streets quieter than those below, and for houses that are often bigger than they look from the street. The neighbourhood does not have the reputation of Ennasr or the Menzah districts, and that is precisely what appeals to some tenants: you get space without paying the price of the well-known addresses.
This page gathers everything for rent in the sector, flats, villa floors and whole houses, posted by private owners and agencies you call directly. It zooms in one level from the page for homes to rent in Ariana Ville, which compares the neighbourhoods of the delegation.
A hillside neighbourhood of multi-storey houses
The dominant building is the family house of two or three levels, built over the years by its owners, with a roof terrace, a courtyard or a small garden. Many were designed from the outset to house a married child upstairs; then the floor became free and was put up for rent. Alongside these houses, more recent developer buildings have gone up on the remaining plots, the better equipped ones with a lift and parking.
Residents are mostly long-settled families, civil servants, teachers and professionals working in Ariana Ville or Tunis. The feel is residential: little through traffic, local shops for the essentials, and the rest further down towards the centre or the delegation's supermarkets.
What is for rent, and at what price
The villa floor is the most common option. A two or three-bedroom unit (S+2 or S+3) taking up a whole level, with its own entrance and sometimes a roof terrace, generally rents a notch below an equivalent flat in Ennasr and on a par with the Menzah districts. Flats in recent residences sit a little higher, especially with covered parking. If you only want to see this type of property, the page for flats to rent in Ariana Supérieur does the sorting.
Whole houses are rarer, because owners often keep one level for themselves, and their rent is well above that of a single floor. Studios exist, as converted ground floors or annexes, but supply varies from week to week. The busiest period is summer, when families want to move in before the school year starts.
Those who hesitate often compare with homes to rent in El Menzah 6, flatter and closer to Tunis, or with Ettaamir, next door and a little cheaper.
Daily life up the hill
A car is almost essential. The light metro leaves from central Ariana, down below, and shared taxis and buses serve the main roads, but the neighbourhood's streets climb and look alike. On the plus side, you reach Ennasr, the Raoued road and the motorway to Tunis or Bizerte fairly quickly. Schools, pharmacies and bakeries are close by; for clinics, government offices and shopping centres, you have to go down to the centre or to Ennasr.
Before signing, look at three things. First the meters: on a villa floor, water and electricity are sometimes shared with the owner, so have it written down how the bill is split. Next the water pressure on the top floors in midsummer, a sensitive point on the heights. Finally the lease: written, registered, with the deposit, the term and the charges stated in black and white, and a check-in report with photos when you move in.
