Renting in Menzah 6 is not about a single type of property. The district was built villa by villa, and each house has changed over the generations: a floor added, an outbuilding turned into a studio, a ground floor freed up when the children left. As a result, within a few streets you can find a whole villa with a garden, a self-contained 150 mยฒ floor and a small student studio, often from the same kind of owner.
This page brings all these categories together for El Menzah 6. To widen the search to the whole delegation, the homes to rent in Ariana Ville cover Ennasr, the other Menzah districts and the old centre. Listings are posted by private owners and agencies, with no middleman on our side.
The whole villa, for families who need space
Many of Menzah 6's villas date from the district's first decades: solid construction, high ceilings, a planted garden, a garage. Those let as a whole attract large families, diplomats or executives on assignment who want a garden for the children, and sometimes small firms looking for a discreet house for a practice. Rents almost always exceed 2,000 DT and climb quickly with a pool or a refitted kitchen.
These houses need upkeep. Before signing, ask who looks after the garden, the pump or the water tank, and what happens if the central heating, where there is any, breaks down in the middle of winter. Villas let on their own are grouped on the page of houses to rent in El Menzah 6.
Self-contained floor or studio: the core of the market
The villa floor remains the most common home: a complete S+2 or S+3, an outside staircase, a terrace sometimes shared. It suits couples and medium-sized families who want the space of a house without its rent. Rent levels and the points to negotiate are set out on the page of flats to rent in El Menzah 6.
The studio, for its part, is rarely a studio in the strict sense: it is a room with a kitchenette and a shower room, fitted out on the garden level or on the roof. It finds takers among students, interns at the nearby Ennasr clinics and young employees who work in Tunis. Rents stay modest for the area, but supply varies from week to week, and these small units go quickly when the university year starts. On an even tighter budget, sharing a home with other students or young workers is also an option in the district, often on a floor let to several people.
What the district offers, and what it does not
Quiet is the real reason to choose Menzah 6. The side streets see little traffic, children walk to school, and in the evening you mostly hear the dogs of the neighbouring villas. The flip side is that shops are scarce inside the district: bakery, grocer and pharmacy are on the roads around it, and for everything else you head down to the centre of Ariana or to the cafรฉs of Ennasr.
Public transport runs along the main roads, not through the residential streets, and Ariana's light rail is not within walking distance for everyone. A car makes life easier, especially for getting to Tunis at rush hour. Conversely, anyone who prefers a more urban district, with apartment blocks and cafรฉs on the doorstep, will compare with the homes to rent in Menzah 5, closer to Tunis.
Whatever the property, insist on a written lease registered at the tax office, check the latest water and electricity bills and draw up a detailed inventory of condition, with photos to back it up.
