Sharing a flat is the most urban form of flatsharing: an S+2 or S+3 in a building, a room of your own, the living room and kitchen in common, and no landlord in the hallway. In Ariana, it mainly involves second- or third-year students who have left university halls, young engineers from El Ghazala, employees from Les Berges du Lac and clinic interns. For them, sharing a recent flat costs less than renting an old studio alone.
Listings come from flatmates looking for someone to take a vacated room and from owners who let room by room. You contact them directly. When you search for a flatshare in Ariana, most flat offers are found in two delegations, Ariana Ville and Soukra; elsewhere, the shared flat remains the exception.
Ariana Ville: Ennasr for comfort, the centre for the metro
Ennasr 1 and 2 concentrate shared flats in residences with a lift, often furnished and air-conditioned, close to cafés and shops. It is the address of young professionals who have a car or work locally. Central Ariana, Nouvelle Ariana and the Menzah offer older buildings, many without a lift, but within reach of the metro and at more affordable rents, which makes them popular with El Manar students. The page for shared flats in Ariana Ville goes into detail.
Depending on the neighbourhood and the fittings, a room in a shared flat is often between 350 and 550 DT a month, bills excluded in most cases.
The choice between Ennasr and the centre is often made on the commute rather than the rent. A student with morning classes at El Manar saves time near the metro, even in a building without a lift. An employee driving to Charguia or Les Berges du Lac prefers Ennasr, where it is also easier to find a parking space in the residence.
Soukra and Raoued: recent residences, longer commutes
In Chotrana and Ennasim, gated residences with parking attract flatmates who work near the airport or in Charguia. The flats there are larger and more recent, but shops are sometimes far away and in the evening, without a car, you feel remote. Local listings are on the page for shared flats in Soukra.
Raoued mainly hosts students and El Ghazala employees who share S+2 flats in the recent buildings of Jaafer. Rents are lower than in Ennasr, but supply is irregular. In Kalaat El Andalous, Sidi Thabet, El Mnihla or Cité Ettadhamen, shared flats are rare: people tend to share a house or a floor, among acquaintances.
Viewing a shared flat
A flatshare viewing is not like a standard viewing: you also meet the people you will live with. Ask to see the room on offer and the shared rooms, but also ask about everyone's routine, working hours and whether they have guests at weekends. A well-located room in a flat where nobody agrees on the cleaning quickly becomes a burden.
Look at the room's orientation and its window: small rooms facing an inner courtyard are dark and hot in summer. Check who owns the furniture in the living room and kitchen, because a flatmate who leaves with the fridge leaves a gap nobody wants to pay for. Finally, ask about the duration: some are looking for a replacement for one semester only, others for several years.
Who signs the lease and how to share costs
In a shared flat, the lease is often in the name of a single flatmate, who sublets the other rooms. Ask whether the owner knows and agrees: an owner who finds out afterwards that three occupants live there instead of one can terminate the contract. Have your share of the rent, the deposit paid and who it will be returned to, and the notice to give when leaving, set out in writing.
STEG and SONEDE bills, internet and sometimes building charges are shared. Set the rule from the start: equal shares or in proportion to room size. Also look at the condition of the shared kitchen and bathroom, which wear quickly with four people. If you would rather have a room with a family or a house, the page for all flatsharing in Ariana brings every option together, and those who want a flat to themselves will go through flats for rent in Ariana.
