Land and farms for sale in Sousse

122 listings found

In the Sousse governorate, the word land covers two markets that almost never meet. On one side, the building plot of 200 to 500 m², bought by a family that will build in stages, in a housing estate around Sousse or on the edge of a Sahel town. On the other, agricultural land: olive groves, orchards, farms with a well and a shed, sold by the hectare inland and in the north of the governorate.

The listings of land for sale in Sousse published on Houni come from private owners, heirs and a few developers of plots, whom you contact directly. The supply is irregular from one week to the next and often concentrates on a few areas at a time. It is therefore better to know in advance which zone to search and what it allows you to build.

Building plots: the ring around Sousse

The strongest demand is for serviced plots less than twenty minutes from Sousse city. Kalaa Seghira, right next to the urban area and served by the station and the motorway, is the typical example: recent estates, laid out streets, utilities in place. The land for sale in Kalaa Seghira often sells for more than in towns further away, because it lets you live in the countryside while working in Sousse.

The villages of Sousse Riadh, Zaouiet, Ksibet and Thrayet, as well as Akouda and Kalaa Kebira, play the same role. The price of a titled, serviced plot there varies a lot with the width of the street and the distance from the centre: a few hundred dinars per square metre, rarely under 150 DT, noticeably more near the coast. Corner plots and those on an avenue always cost more.

Hergla and the north coast

On the coast, between Chott Mariem and Hergla, land becomes a second home product. Plots with a sea view are rare, sought after by emigrants and Sousse families who dream of a summer villa, and their prices have nothing in common with those inland. The land for sale in Hergla shows this gap, with a village that is still compact surrounded by less built up areas.

Near the shore, two checks are essential: the distance from the maritime public domain, which forbids building on a coastal strip, and the plot's zoning in the development plan. A plot "a stone's throw from the sea" can turn out to be unbuildable.

Olive groves and farms: Sidi Bou Ali, Bouficha, Msaken

The interior of the governorate remains olive country. Around Sidi Bou Ali, Kalaa Kebira and Msaken, you buy olive groves of one to several hectares, sometimes with a small house, a well and a shed. The land and farms for sale in Sidi Bou Ali give an idea of these family holdings sold after an inheritance.

Bouficha, in the north, at the gates of the Nabeul governorate, offers larger and flatter plots, given over to field crops and fruit growing. The agricultural land for sale in Bouficha attracts farmers who are expanding and investors looking for a farm within easy reach of the motorway. The price per hectare there remains a fraction of that of an urban plot, but agricultural land gives no right to build anything other than a building linked to the farm.

Title, land use and access to water

Before discussing price, ask for the land title and a recent extract from the land registry. Land sold on a simple private deed, or "in the process of registration", is hard to finance and hard to resell. Joint ownership among heirs is common in the Sahel: every heir must sign or give power of attorney.

Check with the municipality the designated land use and the real possibility of obtaining a building permit. For a farm, water sets the price: ask whether the well is declared, its depth, its flow in summer, and whether the SONEDE network passes nearby. Finally, have the plot boundaries marked by a surveyor. If building seems too long a road, the houses for sale in the Sousse governorate offer another route, and the page of land and farms for sale in Tunisia widens the search to neighbouring governorates.
