In a delegation as built-up as Sousse Riadh, free land is mostly found where the city meets the former villages. Cité Erriadh is almost entirely built; it is towards Zaouiet Sousse, Ksibet Sousse and Thrayet that most of the building plots and olive grove parcels still for sale are located. People looking for land for sale in Sousse Riadh mostly want to build their house a few minutes from the city, on a plot size they could no longer find in the centre.
Listings are mostly posted by owners, often heirs selling a share of the family land, and by a few agencies. Supply is limited from week to week and depends on how families divide their land. To compare with Msaken, Kondar or Enfidha, all the land for sale in Sousse governorate covers the whole region.
Building plot or agricultural parcel
Two products sit side by side. The building plot, in an approved housing estate or an urban zone, is sold by the square metre and allows you to obtain a building permit. The agricultural parcel, often planted with olive trees as everywhere in the Sahel, sells for much less, but its zoning in principle forbids building a home on it without a change of zoning.
That is the first question to ask: what does the municipality's urban development plan say about this parcel? A listing for land for sale in Zaouiet Sousse may concern a plot in a residential zone or an olive grove zoned as agricultural, and the difference in value is considerable. Ask the municipality or the relevant land agency for a zoning certificate before handing over any money.
Zaouiet Sousse, Ksibet Sousse, Thrayet
These three localities form the least dense part of the delegation. Around the old cores, residential extensions eat further into the olive groves every year, with villas built by local families and by emigrants. Land for sale in Ksibet Sousse or Thrayet located in these extensions benefits from utilities already run to the neighbouring houses; a more isolated parcel can be expensive to connect.
Prices per square metre remain more affordable than in the city, but rise quickly for a well-placed plot, on a paved road and near schools. They vary greatly with zoning, street frontage and access, and only recent listings in the same area give a reliable order of magnitude.
The buyers are mainly families from the delegation who want to build next to their parents, emigrants preparing a house for summers and retirement, and a few small developers looking for a plot for a two or three storey building. The latter look closely at the permitted floor area ratio, which determines how many homes can be built. An olive grove can also interest a buyer who simply wants to harvest their olives and keep a safe investment, with no immediate building plans.
Water, electricity, access
Before buying, check how close the SONEDE (water) and STEG (electricity) networks are and the estimated cost of a connection, as well as whether there is mains sewerage or a septic tank will be needed. Check the access: a parcel served by a private track or an unwritten right of way can become a problem when applying for a permit. Measure the street frontage and the shape of the plot, as a narrow, deep parcel limits the layout of the house.
Title and joint ownership
An individual land title remains the best guarantee. Much of the land in the delegation is still held jointly by heirs, with a single title for several shares: you then need the written agreement of all of them and, often, a prior subdivision. Be wary of sales on a simple private contract, which do not protect the buyer. Have the file checked by a notary or lawyer before the sale agreement. On Houni, you contact the seller directly to obtain these documents. If building seems too long a road, the houses for sale in Sousse Riadh offer a turnkey alternative.
