Land and farms for sale in Akouda

17 listings found

Akouda long lived off its olive trees, and the landscape still shows it: between the town, the motorway and the sea, planted plots alternate with recent housing estates and the market-garden greenhouses of the coastal plain. That is what makes the delegation one of the places in the Sousse governorate where land for sale can still be found at a reasonable price, whether a serviced plot to build the family house or several hectares for farming.

Listings for land for sale in Akouda are among the most numerous in the delegation on Houni: a real but limited supply, posted by owners, heirs and a few agencies. They range from a 200 m² estate plot to a farm with a well. To compare with Kalaa Kebira, Hergla or Msaken, the page of land and farms for sale across the Sousse governorate covers the whole governorate.

Building plots: Akouda Est, Akouda Ouest and the estates

The most common demand comes from families in Akouda, or in Sousse, who want to build. The approved and serviced Akouda Est and Akouda Ouest estates offer plots of 200 to 400 m², often designed for a one-storey house with a garage. The price per m² there stays well below that of Hammam Sousse or Kantaoui; it rises the closer you get to the main road and the shops. A building plot in Akouda on an approved estate often goes for between 250 and 600 DT per m² depending on the location and the width of the street, more for a corner plot.

Before any discussion, check three things: that the estate is genuinely approved by the municipality and not a de facto subdivision, that the plot has its own individual land title (the well-known blue title) or at least a registered partition deed, and that water, electricity and sewerage networks reach the edge of the plot. In the older districts, much land is still held in undivided shares between heirs: a sale is possible but takes longer, and the bank will not lend until the title is cleared.

Chott Meriem and Chott Erromane: close to the sea

In Chott Meriem, land is a different product. Plots near the beach are rare, often small, and draw buyers who want a second home or a seasonal letting project a stone's throw from Kantaoui. The price per m² there bears no comparison with the town, and most listings for land for sale in Chott Meriem actually concern the second or third row back, on the road and farmland side.

Chott Erromane, between Akouda and the coast, is a transition area: former cropland, some still zoned agricultural, some brought into the residential zones of the development plan. That is where the question of land use matters most. A plot zoned agricultural will not get a building permit for an ordinary home, whatever the seller promises; ask the municipality for a planning certificate before paying any deposit.

Farmland, olive groves and farms

Ettantana and El Fokaia, further inland, remain farming areas. Olive groves of a few hectares are sold there, market-garden plots with a well and a basin, sometimes a small farm with an outbuilding. Buyers are local farmers, Sousse investors looking for a place to put their money and emigrants who want to keep a foothold on the land. Prices are discussed per hectare and depend above all on water: a working well, with a decent flow and a valid pumping permit, changes everything.

For a farm for sale in Akouda, ask for the drilling permit, the condition of the plantations and whether rights of way exist to reach landlocked plots. Well-located farmland on the edge of an urban zone is sometimes sold as future building land; that is a bet on a change to the development plan that may never come.

Building or buying ready-built

With today's cost of materials, building on a purchased plot sometimes works out as expensive as buying a house for sale in Akouda already standing on the same estate. Compare the homes for sale in Akouda too before deciding: in 2026, a few recent houses sell at no premium over bare land plus construction. In every case, go through a notary in Sousse or Akouda for the preliminary sale agreement, and pay nothing on the strength of a plan alone.
