Zaouiet El Mgaiez, also spelt Zaouiet El Megaiez, is a village in the El Haouaria delegation facing the Gulf of Tunis. Behind the beach, holiday homes have gradually been added to the old core; behind the houses, the countryside takes over again, with its fields and small farms. The land for sale follows this pattern: plots for building a summer house on one side, farmland on the other.

Many searches for this village are typed in Arabic, simply by its name, and often come from families in Tunis or from emigrants with roots in the region. A village between sea and fields

The village still lives all year round, with its farming and fishing families, a few shops and its mosque, but it changes face in summer, when the holiday homes fill up. Recent buildings are mostly single-storey or two-storey villas, on medium-sized plots, with a terrace and garden. On a clear day the island of Zembra stands out offshore, and that view is often what wins a buyer over.

You get there by car: the coast road links the village to El Haouaria town and Sidi Daoud, and a return trip to Tunis takes a good part of the day, which makes Zaouiet El Mgaiez a weekend and summer address rather than a place for a daily commute.

Two markets, two price levels

A plot for sale in Zaouiet El Mgaiez near the beach is the most sought after: a few hundred square metres, ideally with water and electricity at the boundary, on which a family will build its holiday home. Its price per square metre is well above that of inland farmland and stays a notch below equivalent plots in Kelibia or on the better-known beaches of Cap Bon.

A few minutes from the shore, farmland sells by the hectare or by the plot, for market gardening, cereals or a few trees. It appeals to village farmers enlarging their holdings and to city dwellers dreaming of a small farm. The two markets do not mix, and a large price gap between two neighbouring plots is almost always explained by the zoning.

Points to check

First of all, ask the municipality whether the plot is zoned for building; farmland does not become building land because villas have sprung up around it. Near the shore, the maritime public domain and the opinion of the coastal protection agency apply to any project. Then ask for the land title or deed of ownership, the list of heirs who must sign, and have the plot marked out by a surveyor.

For farmland, water decides the value: an equipped well, an authorised borehole, the flow in summer, salinity. Also check access, as some tracks become difficult after the winter rains. A foreign buyer cannot acquire farmland, and a building plot requires the governor's authorisation.
