Gabès is one of the very few seaside oases on the Mediterranean, and Gabès Ouest is where you feel it most. Around Chenini and Nahal, the ground is divided into small irrigated gardens where pomegranates, henna, vegetables and fodder are grown under the palms, on three tiers of vegetation. Closer to town, these gardens give way to housing estates and houses. Buying land in the delegation therefore means choosing between two worlds: the building plot and the oasis garden.
Listings are posted by private sellers, often heirs, and what is online varies from week to week. You contact the seller directly. To compare with Métouia, El Hamma or Mareth, all the land and farms for sale in the Gabès governorate bring every offer together.
Building plots, on the town side
Building plots are mostly found in the extension zones on the edge of the built-up area, in private or public estates, with sizes usually between 200 and 400 m². A serviced plot on a tarmac street with utilities close by sells fast and leaves little room to negotiate. A plot further out, on a dirt road, means planning ahead for connection to water, electricity and sewerage, whose cost and lead times weigh on the project.
Before signing, ask for the approved estate plan, the zoning certificate issued by the municipality and the land title. A plot sold under a simple private deed, with no title, goes for less, but it complicates the building permit and makes a mortgage difficult.
Oasis gardens, in Chenini and Nahal
An oasis garden sells differently. You are not just buying soil, you are buying trees, sometimes very old palms, and above all a water right: the irrigation turn allotted to the plot, managed collectively. A garden without regular water quickly loses its value. Ask the neighbours and the group that runs the irrigation how often the turns really come round, as they have dropped in part of the oasis with the pressure on the water table.
Plots are small and often the result of successive divisions. It is not unusual for one garden to belong to several brothers and sisters, or to be reachable only by a path crossing a neighbour's plot. Have the right of way set down in writing.
Building in the oasis: the awkward question
Many buyers see an oasis garden as a future building plot. That is the first thing to check. A large part of the oasis is classed as protected farmland or subject to restrictions under the urban development plan, and the urban sprawl that has been eating into it for years is precisely what the authorities are trying to curb. A garden bought to build on may never get a permit, and a house built without authorisation remains hard to sell or to connect.
If your plan is to live there rather than farm, an existing house is often safer: the houses for sale in Gabès Ouest include dars with a garden. Conversely, for a farming project, the oasis garden makes full sense, provided you allow for time and labour: tending the palms, pruning and irrigating cannot be done from a distance.
The sales calendar
As with houses, a share of sales is concluded in summer, when heirs living in Tunis or abroad are around to sign at the notary's. Yet land is best visited outside that period: in winter you see the real state of the tracks after rain, and in spring the vigour of the trees and the regularity of the water.
