Looking for a house for sale in Sousse first means choosing between three markets that have little in common. On the coast, from Sousse city to Hergla, you buy a villa or a neighbourhood house at seafront prices. In the inner ring, from Cité Erriadh to Kalaa Seghira, you find the multi storey family house, built in stages over the years. Further out, in Msaken, Kalaa Kebira or Sidi Bou Ali, the Sahel town house sells with a courtyard, sometimes a patch of olive grove, at prices that bear little relation to those on the corniche.
Listings come mostly from private sellers, with a few Sahel agencies. The supply varies from week to week and grows in spring, when emigrant families prepare their summer return and decide to sell or buy. You call the seller directly, which lets you ask the right questions before making the trip.
Sousse city and its inner ring: Khezama, Erriadh, Zaouiet
In the city itself, detached houses are rare and expensive. The residential districts of Khezama and Sahloul have villas from the 1980s and 1990s, often on two levels with a garage, which heirs put up for sale when the generation that built them passes on. A house for sale in Khezama goes quickly, because it lets you live ten minutes from the centre and the beach without settling for an apartment.
To the south west, the delegation of Sousse Riadh offers more choice. The housing estate home in Cité Erriadh, with a ground floor and one or two separate upper floors, appeals as much to large families as to buyers who want to let out one level. The neighbouring villages, Zaouiet Sousse, Ksibet Sousse and Thrayet, offer villas on more generous plots. The detail by neighbourhood is on the page of houses for sale in Sousse Riadh.
The north coast: Hammam Sousse, Chott Mariem, Hergla
A house for sale in Sousse with a sea view is mostly found to the north. In Hammam Sousse, between Sahloul and the tourist zone, recent villas with a garden command top prices, and a well located house there often exceeds 600,000 DT. Chott Mariem, in the delegation of Akouda, attracts those who want a quiet second home a few minutes from Kantaoui; the houses for sale in Akouda cover this stretch of coast and the town itself.
Further north still, Hergla keeps the look of a fishing village perched on its cliff. You find a few old houses and summer villas there, at more reasonable prices than in Kantaoui for anyone who accepts a twenty minute drive to Sousse. The page of houses for sale in Hergla shows what this end of the coast has to offer. Bouficha, on the edge of the governorate, remains a farming and family market.
The Sahel interior: the affordable house
The most searched query in Arabic boils down to asking for cheap houses in Sousse. The honest answer is rarely in the city, but rather in Msaken, Kalaa Kebira, Kalaa Seghira or Sidi Bou Ali. A habitable town house there often sells for under 250,000 DT, sometimes far less if it needs work. In Msaken, the town of emigrants, many houses are new or nearly so, built for a return that never happened: the houses for sale in Msaken give a good idea of this.
The calculation to make is still the commute. Kalaa Seghira sits right next to Sousse, with its station on the Tunis to Sfax line; Kalaa Kebira and Msaken require a car and fifteen to twenty minutes at peak times. Sidi Bou Ali, more isolated, mainly suits those who work locally or who want land around the house. To build rather than buy an existing property, the land for sale in the Sousse governorate is gathered on another page.
Before signing: title deed, floors, joint ownership
A Sahel house is often built in several stages, and not every floor always appears on the building permit. Ask for the land title, the plans and the permit, and compare them with what you see. A floor added without authorisation does not always block the sale, but it weighs on the price and on any bank loan.
Joint ownership among heirs is the other trap. Many houses in Msaken or Kalaa Kebira belong to siblings scattered between Tunisia and Europe, and all the heirs must sign. Have the absence of a mortgage checked, ask for the receipt for the municipal tax and, if possible, visit after rain: worn roof terraces quickly give themselves away. Finally, have the deed drawn up by a notary, even when the deal was struck directly between private individuals.
