You can see Hergla from a long way off, sitting on its mound above the sea, halfway between Sousse and Enfidha. The village has kept its white houses packed around the mosque and the fishing port, and over the last twenty years it has grown towards the beach and inland, with summer villas built by families from Sousse, Tunis and the diaspora. Anyone typing "house for sale hergla" is usually after one of these two worlds: the village house to freshen up, or the villa with a garden a few minutes from the sea.

To be clear about volume: there are only a few listings online for this delegation. Supply is small, mostly posted by private owners, and many sales still happen by word of mouth. On Houni you call the seller directly. To widen the comparison to Kantaoui, Akouda or Kalaa Kebira, all the houses for sale in the Sousse governorate are on a single page.

The old village house

In the old core, the typical house is low and whitewashed, built round a small courtyard, often with a roof terrace that looks out to sea. These houses belonged to fishing and craft families, and today they pass from hand to hand between heirs. They are modest in size, the lanes do not take a car everywhere, and the waterproofing, wiring and plumbing nearly always need redoing.

Yet this is exactly what buyers looking for character want: a house to restore, a walk from the port and the cliff, in a village that has escaped high rise building. Prices there generally stay below recent villas, but the gap closes fast once the work is costed. View with a builder before making an offer.

Summer villas and newer houses towards the beach

South of the village and along the road down to the beach, the buildings change: detached villas on plots of 300 to 600 m², ground floor plus upper floor, garage, a garden planted with olive or fig trees. Many were built for the summer and are only lived in from June to September. Some are sold finished, others are unfinished builds, with the shell done and the finishing left to the buyer.

A decent villa in Hergla rarely goes above Port El Kantaoui prices for a similar size, and that is the village's main selling point: the sea, the quiet, and the A1 motorway a few minutes away. The buyers are Sahel families preparing for retirement, people from Tunis escaping Hammamet in summer, and emigrants who want a house to come home to. If a floor in a small residence is enough for you, the apartments for sale in Hergla are a cheaper way in.

Title, joint ownership and projects around the village

What most often holds up a sale in Hergla is the status of the property. In the old village, many houses are still jointly owned by brothers, sisters and cousins, some of whom live abroad: you need everyone's agreement and a valid power of attorney for each one who is away. Ask for the land title, or failing that the purchase deed, and check that the areas match.

For a recent villa, check the building permit and whether the upper floor added later, common in the region, is legal. Be wary too of plots bordering the public maritime domain or reserved tourist zones: a buyer needs to know whether the plot next door will stay empty or get a project. The town hall and a notary in Hergla or Sousse can tell you. If you would rather build yourself, the land for sale in Hergla outnumbers the houses.

When to buy in Hergla

The market follows the summer. Listings for a house for sale in Hergla multiply in spring, when owners hope for a buyer from the diaspora in July or August. Those who have not sold by September become more open to negotiation between October and February.

Out of season the village is very quiet: a few cafés, the market, the port. Visit in winter if you plan to live there all year, and spend an evening on site to judge the wind and the damp on the cliff side. Buyers torn between a house and a flat will find every property together on the page for property for sale in Hergla.
