Siliana governorate has few towns and a lot of countryside, and the listings show it. A house for sale in Siliana can be a recent build in a neighbourhood of the main town, a market-town house in Gaâfour or Bou Arada, an old stone house in Makthar or an isolated farm with a few hectares around it. Prices can triple from one of these categories to another, far more than between two streets of the same town.
Buyers fall into fairly clear profiles. Civil servants settled for years who want to stop renting, families from the region returning after a career in Tunis, the Sahel or Europe, farmers looking for a house near their land. Sellers are almost always private owners, and supply varies from week to week.
In the main town, houses in the newer neighbourhoods
Siliana town has grown mostly since the governorate was created, and most of its houses date from that period. Here you buy a detached house on a medium-sized plot, with a courtyard, often with an upper floor under way or planned. This is the most active market in the governorate and the easiest to finance, because properties more often have an individual title and a permit. A villa for sale in Siliana in the strict sense, with a garden and a finished upper floor, remains a minority. The page of houses for sale in Siliana Nord details the town's neighbourhoods and the surrounding countryside.
Gaâfour, Bou Arada, El Krib: the market-town house
In the northern market towns, a house sells for less than in the main town for a similar surface, often with a larger courtyard or a patch of land. These towns live from farming, retail and basic public services. They suit people who work locally or who want a family home less than two hours from Tunis, for weekends and retirement. Bou Arada and El Aroussa, to the east, look most towards the capital; El Krib and Bourouis, to the west, look more towards Le Kef and Béja.
Resale is slower than in town: a buyer who plans to sell in a few years should factor that into the price. On the other hand, a cheap house for sale in Siliana is more often found in these market towns than in the main town, especially when it needs work. In that case, get the roof and the wiring costed before discussing the price: these are the two items sellers most often underestimate.
Makthar and the southern villages
Makthar, known for its ancient site, has an old centre of low stone houses and newer neighbourhoods on its outskirts. A house for sale in Makthar mainly interests local families and teachers who settle there. Kesra, Rouhia and Bargou have only occasional supply, often a family house sold after an estate is divided. These properties are the cheapest in the governorate, but upland winters mean checking insulation, the roof and heating before working out renovation costs.
Houses with land, and what to check everywhere
Outside the towns, many listings pair the house with a plot: a few olive trees, a cereal field, a pen for livestock. A house with land in Siliana is assessed in two distinct parts, the dwelling and the land, each with its own land status. If the land interests you as much as the house, the page of land and farms for sale in the governorate details the farming areas and their price gaps.
Everywhere, three questions come before negotiation. The title: is it individual, up to date and free of mortgage, or is it an old deed held jointly by heirs? The permit: does it cover all the construction, including an upper floor or annex added later? The utilities: is the house connected to mains water, electricity and, if the locality has one, the sewer network, or does it run on a septic tank and a water tank? In market towns and the countryside, the answer is not always the one you expect.
On Houni, you call the seller or the agency directly. If a whole house is beyond your budget, the page of property for sale in Siliana governorate includes apartments and floors sold separately.
