In Korba, a house is the only serious way to live. The town, built on the site of ancient Curubis between the lagoon and the Kelibia road, has grown through successive estates of town houses, a ground floor on 150 to 300 m² with a garage and a slab ready for the upper floor, and through the villas that emigrants from Italy and France had built for the summer. The listings of houses for sale in Korba published on Houni reflect this building stock: few apartment blocks, plenty of walls of one's own.
Supply remains small, a few listings at a time, almost all from private sellers parting with a family home or a summer villa that has become too much to maintain. The reader calls the seller directly. To compare with Nabeul, Dar Chaabane or Menzel Temime, all the houses for sale in the Nabeul governorate can be browsed on a single page.
Korba Est and Korba Ouest: the town house
The two urban areas can be read on the map. Korba Ouest, on the side of the road and the shopping centre, lines up the oldest town houses and the estates of the 1980s and 1990s, with schools, the market and public offices within walking distance. Korba Est runs down towards the sea and the beach: more recent estates, two-storey villas with a terrace looking over the water, and a few unfinished houses sold at the shell stage.
A house for sale in Korba in good condition on a serviced estate often goes for between 200,000 and 400,000 DT; a two-storey villa less than ten minutes' walk from the beach frequently exceeds that ceiling, especially if sold furnished by an emigrant who no longer comes back. Unfinished houses, numerous throughout Cap Bon, sell for less but require checking the building permit and what was actually declared.
Tazerka: the house near the beach
South of Korba, Tazerka has its own character: a smaller municipality, a long beach still little built up, fishermen's and farmers' houses in the village centre, and holiday villas in the streets leading to the sea. This is where the seaside house for sale in Korba, in the strict sense, is most often found, and it is also where buyers from Tunis look for a second home cheaper than in Hammamet or Nabeul.
Two points of vigilance specific to the coast: buildings too close to the beach may encroach on the public maritime domain, and some of the low-lying land towards the lagoon cannot be built on. Ask the seller for the location plan and the planning certificate before talking price. Those who prefer to build themselves will find building plots among the land for sale in Korba.
Garaet Sassi, Boulidine: the house with its land
Inland in the delegation, Garaet Sassi and Boulidine are farming areas, the country of processing tomatoes, chillies and citrus. The houses sold there are often country houses with a shed, a well and one or two adjoining hectares, put up for sale by heirs who no longer farm. The price depends first on the land and the water, and the building counts for almost nothing; such a house can cost less than a town house in Korba Ouest while offering ten times the space.
The downside is the access track in winter, an electricity connection sometimes only single-phase, and the status of the well, which must be checked with the CRDA. For an overview mixing houses and the rare flats, the page of property for sale in Korba groups every residential category.
Land title, joint ownership and the emigrants' calendar
The first question to ask the seller is about the title. Many houses in the centre are still held jointly between brothers and sisters, some of whom live abroad: the sale is possible, but it requires the signature or power of attorney of all of them, and that takes months. A house with an individual land title and a compliant building permit sells and can be financed by a bank without difficulty; a house on a simple private deed sells for less, between people who know each other.
The calendar is that of the emigrants' return: villas go on sale in spring and owners wait for July and August to receive visits and sign. A local buyer does well to negotiate in September or October, when the house has not found a taker over the summer and the seller is leaving again. If you are buying to let, the houses to rent in Korba give an idea of the possible return, especially from summer letting.
