In Manouba, people still buy a house the way houses used to be built here: a ground floor for the parents, an upper floor for the married son, a roof terrace for the summer and a garage turned into a shop if the street allows it. This family house model dominates the market in Denden, Denden Sud and central Manouba, and it explains why a house for sale in Manouba often shows 200 or 250 sqm of living space for a price that, in Tunis, would only buy an S+3 (a living room plus three bedrooms, the local way of counting a home).
Sellers on houni.tn are private owners, sometimes heirs who cannot agree on how to divide the house, plus a few agencies based along the Tebourba road.
Denden and Denden Sud: the two storey houses of the 1980s and 1990s
Denden is the most sought-after part of the delegation, because the light rail stops there and Le Bardo is five minutes away. The typical house has two levels on 120 to 180 sqm of land, with a garage and a small patio. Prices run roughly from 350,000 to 550,000 TND depending on condition and street; houses fronting the main avenue, with a shop unit on the ground floor, trade far higher. Denden Sud, newer, has a few single storey villas and terraced houses built by local developers.
Ksar Said on one side, the town centre on the other
Ksar Said, around the racecourse and the old beylical palace, keeps villas on larger plots, some with planted gardens, at prices that stay below neighbouring Bardo. This is where a house sale in Manouba can pass 700,000 TND for a high specification property.
Central Manouba, between the town hall square and the university campus, offers the entry level prices of the delegation instead: older houses, sometimes needing a full renovation, between 200,000 and 320,000 TND. They attract two profiles, the family that wants more space without leaving the neighbourhood, and the investor who splits the house into studios for students at the faculty of arts and at ISCAE.
The land title, the first question to ask
A large share of Manouba's housing stock was built on land that came out of inheritance divisions, and it is not unusual for a house for sale in Manouba to still be registered in the grandfather's name. Before paying any deposit, ask for an up to date blue title deed (titre bleu), the individual registered freehold title, or failing that a certificate of possession and the registered deed of partition. A house without a title sells 20 to 30 percent cheaper, and that is no coincidence.
Check as well that the added floor and the converted garage appear on a building permit: Manouba town hall has regularised many extensions, but not all of them.
What moves prices in Manouba
Two things pull the market up: proximity to the metro, which makes the same house noticeably dearer in Denden than in Ksar Said, and a ground floor shop unit, in strong demand on the roads towards Oued Ellil. Conversely, houses far from the Tebourba road, in narrow streets with nowhere to park, sell slowly and leave room to negotiate.
Before buying to let, the page on homes to rent in Manouba shows the rents actually paid for one floor of a house; if a garden does not matter to you, apartments for sale in Manouba cost far less per sqm; and for Oued Ellil or Tebourba, where the same house costs less again, the page on houses for sale in Manouba governorate covers the whole area.
