Apartments for sale in Manouba

2 listings found

Manouba is one of the last places in the western half of Greater Tunis where a new S+2, meaning two bedrooms plus a living room, still trades below 200,000 DT. Developers worked that out long ago: over the past decade, building sites have multiplied between Denden and the town centre, on plots that used to be market gardens or warehouses. An apartment for sale in Manouba today is, more often than not, less than fifteen years old.

The listings gathered on houni.tn come from developers clearing the last units of a scheme, from private owners reselling, and from Bardo agencies that spill over into Manouba. The whole governorate, Oued Ellil and Mornaguia included, is on the apartments for sale in Manouba governorate page.

Denden, the safe bet next to the metro

The buildings in Denden, between the Tebourba road and the light rail stops, are the most liquid in the delegation: they resell easily because Bardo and central Tunis are a short ride away. An S+2 built in the 2010s changes hands there for 170,000 to 230,000 DT; the rare S+3, meaning three bedrooms plus a living room, with parking goes past 280,000 DT. The square metre sits around 1,700 to 2,100 DT, a little more in gated blocks with a caretaker.

The centre and Cite Ennasr: developer new builds

This is where off plan buying happens in Manouba. Schemes offer S+1 units of 55 to 65 m2, S+2 units of 85 to 100 m2 and S+3 units up to 130 m2, with staged payments and delivery in twelve to twenty-four months. Prices start near 1,500 DT per m2 with a small local developer and climb to 2,000 DT for the best finished blocks close to the university. Ask for the land title of the plot, the building permit and the ten-year insurance certificate before you hand over the first instalment; in Manouba as elsewhere, sites have stalled for two years for lack of funding.

Few apartment blocks in Ksar Said, but entry prices

In these house districts, an apartment for sale in Manouba is usually a separated floor of a family home or a small three-storey building. Prices drop to 1,300 or 1,500 DT per m2, the trade-off being no lift and a title that has not always been split. For a first purchase on a mortgage, the bank will ask for exactly that individual title: without it, no loan.

The maths for a buy-to-let purchase

The university campus guarantees rental demand that never dries up. An S+1 bought for 120,000 DT in the centre rents for 400 to 500 DT to a lecturer or to two students, a gross yield close to 4.5 per cent. That beats Ariana or the Lac, where the ratio between rent and purchase price has slipped. The risk lies elsewhere: an empty summer and tenants who change every year, which wears the flat down.

Between a new S+2 in the centre and a 2012 S+2 in Denden at the same price, I would take Denden, for the metro and for a building association that has already proved itself.

Real rents can be checked on the apartments to rent in Manouba page, and for anyone who wants a garage and a terrace, houses for sale in Manouba remain affordable.
