Looking for a house for sale in Thala means looking for a house built for winter. The town is the highest in the country, above a thousand metres, and locals say it plainly: a badly oriented or poorly roofed house is paid for every January. The good houses in Thala have thick walls, main rooms facing south and a courtyard sheltered from the wind.
Listings are posted mostly by private individuals, owners or heirs, and supply is limited from week to week. You call the seller directly, with no intermediary. To widen the search to Kasserine, Sbiba or Feriana, see all the houses for sale in Kasserine governorate.
Three kinds of houses
The old house in the centre is built of stone, on a single level, around a courtyard. Its rooms are large, its ceilings high, and it has often been extended piece by piece: a bedroom added here, a kitchen redone there. It appeals through its location and its walls, but almost always needs the wiring, plumbing and waterproofing brought up to standard.
The recent neighbourhood house, in brick and concrete slab, is the most common property in the listings. A habitable ground floor, an outside staircase, column starter bars for a future floor: it is the house families built themselves, over several years, at the pace of their savings. It often sells with the upper floor unfinished, which leaves the buyer room to extend.
Finally, the house with land, more common on the edge of town and in Thala Ouest, combines a modest home with a plot where a vegetable garden, a few fruit trees or a small herd are kept. It is the property that interests families who want space, and it sometimes comes close to a small farm.
Thala Ouest and the outskirts of town
Thala Ouest holds a good share of the supply of detached houses. Plots there are wider than in the centre and buildings more spaced out, which explains why a villa for sale in Thala, in the sense of a detached house on its own land, is easier to find there than elsewhere in the delegation. The trade-off is longer distances to schools, the market and services, and roads that are not always surfaced.
Further from town, the rural houses scattered across the cereal highlands belong to another market: that of farms, where the house goes with the land. They rarely sell on their own, and more by word of mouth than online.
Price, season and negotiation
The price of a house in Thala stays well below that of coastal towns for an equivalent area, and a cheap house, in the sense of a property to renovate, is not rare there. The gap between two neighbouring houses comes mainly from the state of the structure, the status of the land and the number of sellers. A house held by a single owner is negotiated quickly; a house shared between scattered heirs can stay listed for a long time, at the same price, until everyone agrees.
Summer is the period when sellers living outside the region come back and agree to talk. To visit, though, prefer winter or early spring: that is when you see damp marks, cracks in the slab and the real thermal comfort of the house.
The paperwork for a house in Thala
Before any deposit, ask for the land title or, failing that, the chain of deeds proving ownership, the building permit and the agreement of all rights holders in the case of an inheritance. Check that the house is connected to drinking water and electricity in its own name, and that the plot does not encroach on a road planned in the development plan. If you are torn between a whole house and a floor, the page of property for sale in Thala brings both together.
