The El Mnihla house has a recognisable shape: a ground floor on a 100 to 200 m² plot, one or two floors added over the years, a shared staircase, steel rebar sticking out of the roof while waiting for the next level. It was built by the family living in it, often over several years, in this neighbourhood west of Ariana that extends Ettadhamen towards the Cité Ennasr. When it is sold, it is because the family is leaving, abroad or for a newer district, or because the heirs would rather share money than a building.
On Houni, listings of houses for sale in El Mnihla are posted by the owners themselves; the online supply is small and changes from one week to the next, because houses in the neighbourhood sell between neighbours and by word of mouth. This page is nonetheless the right starting point to learn asking prices, and all the houses for sale in Ariana governorate let you widen the search to Ettadhamen, Raoued or Ariana Ville.
Three states of house, three prices
The finished, lived-in house, with tiled floors, rendered facades and its own meters, is the most expensive and the rarest: it often sells for 250,000 to 450,000 DT (Tunisian dinars) depending on size, location and number of levels, and buyers are families wanting to move in straight away or emigrants preparing their return.
The house "with slab ready" is the most common product: a habitable ground floor or ground plus one, and a slab poured for the next floor, with rebar waiting. It costs less and gives the buyer the option of building for their children or to let. Finally, the unfinished build, sometimes stopped at the shell stage, sells at the price of the land plus whatever is built; it is the choice of buyers with time and a trusted builder. To compare with a bare plot, the land for sale in El Mnihla gives the benchmark.
Centre, Errafaha, El Bassatine, Ennasr: what a house is worth where
In central El Mnihla and Errafaha, houses are the oldest and densest, terraced on both sides, on lively streets. This is where prices are lowest and where you find houses with a ground-floor shop, much sought after by local traders who want to work and live in the same place.
El Bassatine, to the north, offers newer houses on slightly wider plots, sometimes with a garage and a courtyard; it is the sector favoured by families buying to live in. The Ennasr sector, continuous with Ariana's Cité Ennasr, is the most expensive: recent houses with finished facades, quieter streets, private schools and clinics nearby, with prices approaching Ariana's. In every case, the street sets the price as much as the house: a frontage on a busy road is worth more than a cul-de-sac.
Buying a house with let floors
Many El Mnihla houses sell with tenants in place on one or two floors. That is an asset for an investor or an emigrant, with the rent covering part of the monthly repayment, but it requires clarity: ask for the leases, the rent actually paid and the end date, and check that the tenants have been told about the sale. A house sold "vacant" must actually be vacant on signing day, and a tenant without a written lease sometimes refuses to leave; the seller must settle that beforehand, not you.
For apartments in blocks and floors sold on their own, which follow other rules, the page of property for sale in El Mnihla complements this one.
Permit, compliance, title: what to see before the price
Floors added later do not always have a building permit, and many houses in the neighbourhood were regularised late or not at all. Ask for the original permit, the authorisations for the floors and, failing that, the status of the regularisation procedure with the municipality. Without a compliant permit and an individual land title, the bank will not finance: you buy cash, and you will resell on the same terms. A proper land title alone justifies a significant price gap between two neighbouring houses.
Finally, look at the structure: houses built floor by floor, years apart, sometimes show cracks at the joints and leaks through the roof terrace. Visit after rain, go up on the roof, run the taps on the top floor to judge the pressure, and bring in an engineer or an experienced builder before signing a preliminary sale agreement.
