Buying in El Mnihla means buying at Greater Tunis entry prices, ten minutes' drive from the Cité Ennasr. The delegation, west of Ariana, grew as an extension of Ettadhamen with two- or three-storey family houses, and it is this multi-storey house that makes up most of what is sold: whole, floor by floor, or in joint ownership between heirs. Apartments in blocks, more recent, are concentrated on the Ennasr and El Bassatine side and remain a small share of the market.
On Houni, listings of property for sale in El Mnihla are almost all posted by private sellers, owners or heirs, and readers deal with them directly. The online stock is very small, often one or two listings, because sales in the neighbourhood still largely happen by word of mouth. To measure the price gaps with Ariana Ville, Raoued or La Soukra, all the property for sale in Ariana governorate brings every delegation together.
What sells: the multi-storey house, first of all
The typical El Mnihla property is a terraced house on 100 to 200 m² of land, with a ground floor and one or two upper floors, each forming a self-contained S+2 or S+3 home (two or three bedrooms plus a living room). The owner lives on one level and lets the others, or houses married children. When sold, these houses come in three forms: the whole house, sold by a family that is leaving; a single floor, split off with its share of land and staircase; or an undivided share, when the heirs cannot agree among themselves. The last two are cheaper, and much harder to finance. For whole houses, with their building and permit specifics, the page of houses for sale in El Mnihla goes into detail.
A whole house in good condition often sells for 250,000 to 450,000 DT (Tunisian dinars) depending on built area, location and quality of finish; a single S+2 floor can sometimes be found for around 120,000 to 180,000 DT. These ballpark figures move fast and vary from one street to the next: the shopping street is worth more than the cul-de-sac, El Bassatine and Ennasr are worth more than the centre and Errafaha.
Apartments and small residential blocks
On the Ennasr side, small three- or four-storey blocks offer new or recent S+1 and S+2 flats, sold by local developers or resold by private owners who bought off-plan. These apartments for sale in El Mnihla are what young couples working at Les Berges du Lac or in Ariana look for: a bankable property, with a land title and proper co-ownership, at a price well below that of the neighbouring Cité Ennasr. Banks finance them without particular difficulty, which is not true of every property in the delegation.
In El Bassatine, a few recent family buildings sell one or two floors to outsiders; there, co-ownership is often informal and you need to check that rules and a title per unit exist before committing.
Who buys in El Mnihla, and why
Three profiles dominate. Families from the neighbourhood or Ettadhamen who want more space and buy the house next door or a floor for their children. Emigrants, often settled in France or Italy, who buy a multi-storey house to house their parents and let part of it: in El Mnihla, a three-level house brings in rent that covers a good share of the monthly repayment. And small investors who buy an old house, demolish it and put up a block to sell flat by flat.
The market follows the summer: emigrants visit and sign between June and August, and sellers often wait for that period before lowering their price. For a local buyer, autumn and winter are more favourable.
Title, permit, joint ownership: the three questions before price
Much of El Mnihla's housing was built in stages, without permits for the added floors, and on land sold by private deed rather than with a land title. That does not prevent a sale, but it changes everything for financing: without an individual title and a compliant permit, the bank will not lend, and the buyer pays cash. So ask on the first call whether the property has a land title, whether the floors have a permit or a regularisation, and whether all the heirs agree to sell. A seller who answers these three questions clearly is worth a slightly higher price.
Have a notary or lawyer review the file before paying a deposit, and check with the municipality that no planning-breach proceedings are under way. Those who prefer to build themselves will find land for sale in El Mnihla on a separate page.
