Between 2,000 and 2,800 DT per square metre in new build: that is roughly what developers are asking in La Soukra at the moment, a good third less than in Ennasr 2 for a ten minute drive. That gap makes the delegation the hunting ground of first time buyers in the northern suburbs, and it explains the number of sites open along the Raoued road.

New build: Ennasim, El Bessatine and the Raoued road

This is where most of the developments are going up. Off plan, what you mainly buy is S+2 units (two bedrooms plus a living room) of 90 to 110 sq m; S+1 units go to investors, and S+3 units are rare and reserved as soon as the site opens. Underground parking, a lift, a payment schedule tied to construction progress. A new S+2 in Soukra in this area commonly falls between 220,000 and 300,000 DT. Read the specifications: the quality of the joinery and the plumbing varies a lot from one developer to another, and that is what will make the difference in five years.

In Chotrana, you move in straight away

The Chotrana 1 developments date from the 2000s and 2010s. What you buy there are apartments already lived in, with a building management that works (or does not, so ask around) and more generous floor areas than in current new build. The square metre runs around 1,900 to 2,400 DT. Chotrana 2 and 3, more recent, come close to new build prices. An apartment in Soukra in Chotrana is the choice of people who want to move in immediately, without waiting for a completion date.

One point often overlooked: the land title. In the oldest developments the co-ownership registration is not always complete, and the buyer ends up with a preliminary sale agreement rather than an individual title. Ask for the certificate of ownership before you pay a deposit.

The villa floors of Borj Louzir

These areas are villa districts first of all; the apartments there are villa floors sold separately, or small three storey buildings put up by families. Prices per square metre are lower than in Chotrana, between 1,500 and 2,000 DT, with bigger rooms and, in exchange, neither a lift nor covered parking. For an investor, an S+2 bought at 180,000 DT in Borj Louzir rents for 700 to 850 DT, a gross yield approaching 5 percent, hard to find anywhere else in the northern suburbs.

Why La Soukra rather than Ariana Ville or the Lac?

Because the budget for an S+2 in Ennasr buys an S+3 in La Soukra, quite simply. The price you pay is measured in minutes of traffic on the Raoued road and in dependence on the car. Anyone working towards the airport or the Lac comes out ahead; anyone who has to reach central Tunis every morning will think twice.
