La Soukra was Ariana's countryside for a long time: orange groves, farms, low houses. That past explains the shape of today's market, made up of villas on plots of 400 to 1,000 sqm, usually with a real garden, something neither Ennasr nor Lac 2 can offer. A villa for sale in La Soukra is therefore paid for mostly on its land, and the price moves first with the size of the plot, then with the condition of the building.

Dar Fadhal and Chotrana: the most sought-after villas
Dar Fadhal, between the La Marsa road and the centre of La Soukra, holds the large 1980s and 1990s villas with a pool and mature garden. Prices there regularly pass one million dinars for 600 sqm of land and 300 sqm built; below that figure you are usually looking at houses needing renovation or at smaller plots. Chotrana 1 and Chotrana 3 offer newer villas, sometimes in a terrace, on 250 to 400 sqm of land, between 600,000 and 900,000 TND depending on the finish. A villa in these two areas resells quickly because the private schools and the ring road are only minutes away.
The family houses of Borj Louzir and Ennasim
A house for sale in Ariana Borj Louzir is frequently a two storey home built by the family itself, with a garage and a terrace, on a plot of 150 to 250 sqm. Prices start around 350,000 TND and buy a floor area no apartment would give you at the same figure. Ennasim, towards the Raoued road, and Ettaamir, to the west, have houses of the same kind, a little further from the shops, sometimes with a commercial unit on the ground floor.
These are properties where the land title deserves real attention: part of La Soukra's older housing stock was built on farmland that was only subdivided late. Insist on an up to date blue title deed (titre bleu), the individual registered freehold title, and check that the building itself actually appears on it.
What a house in La Soukra is worth today
The market runs at two speeds. The large villas of Dar Fadhal and Chotrana sell to Tunisians living abroad and to executives working around Lac who want a garden; the houses of Borj Louzir and Ennasim go to local families who want to stay close to their relatives. Between the two, a house for sale in La Soukra with 200 sqm of living space on 300 sqm of land, in decent condition, generally sits between 500,000 and 750,000 TND.
Ask the town hall for the subdivision plan before you make an offer. In La Soukra several streets drawn on the plan were never actually opened, and that changes the value of a plot at the end of a dead end.
What you check in La Soukra and nowhere else
- The airport height easement: in the southern part of the delegation, building heights are limited, and a plan to add a floor can be refused.
- The ONAS mains drainage connection: a few older subdivisions still run on septic tanks, which weighs on the price and on the work you will need to budget for.
- Building permits for extensions: enclosed garages, added floors and outbuildings at the end of the garden are common and not always regularised.
