Looking for a home for sale in Ezzouhour means accepting that the word "apartment" has a particular meaning here. The cité, west of Tunis, has few developer buildings. What sells under that name is most often a house floor: an S+2 or S+3 on the first or second level of a family dar, with its own entrance, part of the roof terrace and a separate meter, sold by an owner who keeps the rest of the house.
This page brings together whole houses, floors and the few apartments in small buildings. Online supply is small, posted by private sellers, and can be limited to a handful of listings over the weeks. To widen to comparable districts, the homes for sale in the Tunis governorate cover the whole capital, from working class cités to residential districts.
The house floor, Ezzouhour's signature product
A floor sold on its own is the way into ownership for many young households in the cité: cheaper than a house, often larger than a developer apartment at the same price, and in a district they have known since childhood. Buyers are local children getting married, civil servants, craftsmen and employees working in central Tunis or in the business zones to the west.
This product has its constraints. Do the roof and terrace belong to the floor bought or to the ground floor? Who pays for waterproofing, the stairwell, the shared water tank? Does the right to build upwards, much coveted in Ezzouhour, go to the buyer of the top level? These questions are settled in the deed, not with a handshake, and it is better to ask them before the family downstairs puts a room on the roof.
Whole house or apartment: comparing the two routes
A whole house, with its two or three levels, costs more but provides rental income or a home for the extended family. The detail of this segment, from a single storey to renovate to a large dar on a shopping street, is on the houses for sale in Ezzouhour. For a first purchase or a tight budget, the floor remains the most common solution.
Real apartments in residences are rare in the delegation. Those who want one, with a lift and a managing agent, often look in neighbouring districts of the capital. In Ezzouhour itself, an S+2 in a small three or four level building is mostly found along the main streets, above shops, which guarantees liveliness but not quiet.
On budget, a decent house floor generally sells well below a whole house, often in a range from 120,000 to 250,000 DT depending on the floor area, the level and the condition. These figures vary from one cité to another, between Ezzouhour Est, Ezzouhour Ouest and Cité Tayarane, and should be checked against recent sales.
What a buyer should demand
A floor only sells cleanly if it has its own title. When the house is on a single title, it must be divided into co-ownership, which requires the agreement of all co-owners and a plan drawn up by a surveyor. Without this step, the buyer ends up an undivided co-owner of the whole house, a fragile position that banks rarely finance.
Also ask for the building permit for the floor, often added after the original construction, proof of payment of the municipal tax and individual STEG and SONEDE meters. A meter shared with the ground floor is a sure source of conflict. Finally, find out about the occupants: a sitting tenant or a relative being housed does not leave overnight.
Everyday life in Ezzouhour
The district lives to the rhythm of its markets, schools and cafés, with heavy traffic at rush hour towards the city centre. Visit at school closing time and on a weekday evening: you will gauge the noise, the parking and the street lighting. For a family home, being close to a school and a bus stop often counts more than floor area, and that is what makes the difference between two properties at the same price.
