Houses for sale in Ezzouhour

2 listings found

In Ezzouhour, you almost never buy a new house. You buy a dar that its owner built in stages over thirty or forty years: a ground floor first, then a floor for a married son, sometimes a second one let to another family, and on the roof an extra room and the water tank. This way of building shapes the whole market of this cité west of Tunis: terraced houses on modest plots, several homes under one roof, and sales that are often decided within the family.

Online stock is low: very few houses for sale are listed, almost all by private sellers. Many sales still happen through neighbours, a sign on the wall or word of mouth. To compare with El Omrane, Sidi Hassine or Le Bardo, the houses for sale in the Tunis governorate offer a much wider range.

Ezzouhour Est, Ezzouhour Ouest, Cité Tayarane

The delegation divides into numbered cités that residents call by their number, Ezzouhour 1, Ezzouhour 4 and so on, and neighbouring districts such as Cité Tayarane. The oldest subdivisions, on the Ezzouhour Est side, have narrow streets and very densely built houses, often on three levels. On the Ezzouhour Ouest side, around Ezzouhour 4, plots are a little more regular and traffic easier, which weighs on the price.

Cité Tayarane is a world apart, quieter, with family houses that rarely change hands. When a listing appears there, it first draws residents who want to house a child nearby. The exact name of the cité and its number therefore matter in a listing: "Ezzouhour" alone tells little to a buyer who knows the area.

One house, several homes

The typical Ezzouhour house is sold as a whole but lived in like a small building. The ground floor often houses the seller's family or a shop on the street, and the upper floors have their own entrance via an outside staircase or a shared stairwell. For a buyer, that opens two strategies: live on one level and let the others, or buy to house several generations under one roof. That is why so many searches are for a house with an upper floor for sale in Ezzouhour rather than a single storey.

If only one level interests you, the homes for sale in Ezzouhour include floors sold separately and the rare apartments, a cheaper option than a whole house. Conversely, a house whose ground floor is already a shop sometimes falls under offices and shops for sale in Ezzouhour: look at both pages.

On price, Ezzouhour remains one of the affordable areas of the capital. A two level house in fair condition often sells somewhere between 200,000 and 400,000 DT depending on the floor area, the number of homes and the street; a dar to renovate goes below, a large three level house on a busy shopping street goes above the top of that range. These orders of magnitude move fast and should be checked against recent sales on the same street.

Title, joint ownership, added floors: the checks

The first issue is the title. In the older subdivisions, many houses rest on an old sale contract never registered, or on a title still in the name of a deceased parent. A house jointly owned by heirs can only be sold with everyone's agreement, and a single brother abroad who does not sign is enough to block the deed. Insist on the list of owners and their written agreement before any down payment.

The second issue is the permit. Floors added over the years were not always authorised, and a bank will sometimes refuse to finance undeclared floor area. Have the building permit, where one exists, compared with what is actually built. Finally, ask whether any levels are let: a sitting tenant does not leave at signing, and their lease goes with the house.

The right time to buy

The Ezzouhour market follows the rhythm of families: decisions to sell often come after an inheritance, a move abroad or a wedding, and viewings multiply in summer, when emigrants come home and look to invest savings near the capital. A local buyer is better off searching in autumn and winter, when competition is lower and sellers in a hurry negotiate more readily.
