Buying a home in Kerkennah almost always means buying a house: on the archipelago, the apartment exists only as a few floors of buildings in Remla, around the main avenue and the market, and a handful of residences near Sidi Frej. The rest is the village dar with its courtyard and cistern, the fisherman's house a stone's throw from the harbour at El Attaya or Ennajet, and the two-storey villa built in the 2000s by a family back from France.
The market is small and discreet. On Houni, the page holds only a few listings, nearly all of them posted by private sellers: Kerkennah people sell first within the family and the village, and the listing goes online when that first circle has not answered. To gauge what the same sum buys in Sfax town or Mahres, all the property for sale in Sfax governorate is available on one page.
What sells, village by village
In Remla, the main town, houses are the easiest to resell and to let: services, shops, the secondary school, the louage departures for the harbour. You find 1970s to 1990s town houses, sometimes on two levels, and the archipelago's rare apartments, generally S+2 units (two bedrooms plus a living room) sold by civil servants heading back to the mainland. Ouled Kacem and Kellabine, next door, offer larger family houses with a garden.
El Attaya, to the north, is the main fishing port. Fishermen's houses packed around the harbour are sold there, often in need of renovation, along with emigrants' villas set further back. Kraten, at the tip, and Ennajet, on the east coast, are the quietest villages and the most sought after by buyers who want the sea without the hotels. Mellita, on Gharbi island, has the advantage of being a few minutes from the Sidi Youssef ferry: it is the choice of those planning frequent trips back and forth to Sfax. To see only houses and villas, the houses for sale in Kerkennah page narrows the search.
Prices: a village house costs less than an S+2 in Sfax
The ballpark figures are those of an island where demand comes in waves. An old house to renovate, with no individual title, can sometimes be found for under 100,000 DT (Tunisian dinars). A habitable village house, two or three bedrooms, courtyard and cistern, usually goes for between 120,000 and 250,000 DT depending on the village and the condition. A recent villa with a garden near the sea, at Sidi Frej or towards El Attaya, frequently exceeds 350,000 DT, and a beachfront house with a pool has no real reference price, so rare are the sales.
What drives the value: distance to the beach, the condition of the roof and the cistern, a clean title, and the possibility of adding a floor. What brings it down: damp, the salt eating away at the reinforcement bars of 1980s houses, and a low-lying position exposed to winter storms.
Who buys and when
The buyers are first of all the children of the archipelago: the Kerkennah diaspora is one of the oldest in the country, in Sfax, Tunis, Marseille, Paris and elsewhere, and many buy an uncle's house to turn it into a summer home. Next come the people of Sfax, for whom Kerkennah is the second home an hour away by ferry, and a few foreigners, often past holidaymakers, who must obtain the governor's authorisation before the deed. Viewings happen in summer, signatures in autumn and winter.
For local buyers, autumn is the right time: sellers who found no taker over the summer listen more closely to offers, and a house for sale in Kerkennah that has been listed since June then negotiates more easily.
Land title, joint ownership, works
Most old houses are held jointly between heirs and have no individual land title: that is the first question to put to the advertiser. An affidavit of inheritance and the agreement of all co-heirs are indispensable, and the notary must know the customs of the archipelago. Check too the building permit for any recent extensions, the condition of the cistern (it stays useful when the mains water pressure drops in August), and that there is no dispute over the courtyard or the passageway, often shared between two houses of the same family. If the plan is to build rather than renovate, the land for sale in Kerkennah gives an idea of land prices.
