Property for sale in El Haouaria

14 listings found

Buying a home in El Haouaria almost always means buying a house. The delegation, at the very end of Cap Bon, two hours' drive from Tunis, has never seen the property development of the coastal towns: no upmarket residences, a few small buildings in the village, and everywhere else village houses, holiday homes behind the beaches and farmhouses gradually turned into dwellings. The word "property" covers all of that here, and this page gathers every home for sale, houses and apartments alike.

On Houni, real estate listings in El Haouaria come from private sellers in the village or the diaspora, and from a few Kélibia and Nabeul agencies covering the tip. The stock is modest, a real but limited supply, and it turns over slowly. You contact the advertiser directly. To compare with Kélibia, Korba or Hammamet, all the property for sale in Nabeul governorate fits on a single page.

Three ways to live at the tip of Cap Bon

The village of El Haouaria, between the Roman caves and the jebel, is where people have their main home. Listings are split between El Haouaria Nord and El Haouaria Sud: single-storey townhouses with a courtyard, often with the slab ready for an upper floor, two-level houses where a married son lives upstairs, a few apartments above the shops on the main avenue. This is the cheapest supply, the one targeted by village families and civil servants posted to the delegation.

Holiday neighbourhoods have grown up near the beaches: Zaouiet El Mgaiez facing the Gulf of Tunis and Zembra, Sidi Daoud around its fishing port, and the surroundings of the big El Haouaria beach. A house for sale in El Haouaria in these areas is most often a single-storey villa or a two-storey house from the 2000s, with a garden and terrace, built by a Tunis family or an emigrant for the summers. Finally, the hinterland, Bou Krim, Saheb El Jebel Nord and the plain, offers farmhouses on large plots, the product for buyers who want the countryside with the sea ten minutes away.

Who buys, and when

Three profiles meet in the listings. Natives of the village living in Tunis, Nabeul or Europe who want a house for the summer and retirement: they buy the village houses and family plots. City dwellers looking for a holiday home in El Haouaria, tired of Hammamet and Kélibia prices, who look at the villas of Zaouiet El Mgaiez and Sidi Daoud. And a few foreigners, often already familiar with Cap Bon, drawn by nature and quiet, who must obtain the governor's authorisation before signing, which adds months to the timeline.

The calendar follows the seasons. Properties go on sale in spring, are viewed in summer when everyone is around, and deals that did not close in August are concluded in autumn, often after a price cut. A house for sale on Cap Bon in a village at the tip sells well below the cost of a villa in Hammamet; a well-placed sea view villa nevertheless remains the most expensive property in the delegation, and its price often far exceeds that of a village house. For apartments alone, which are rare, see the page of apartments for sale in El Haouaria.

Title, permit, joint ownership: the three questions

In a village where land has stayed in families, buying a house in El Haouaria comes down to the paperwork. First question: does the property have a land title, or is it sold on an old deed of ownership? Many village houses and almost all farmhouses are still on family titles, sometimes jointly owned by heirs scattered between Tunisia and abroad. The sale is possible, but slower, and banks generally only finance a titled property.

Second question: the building permit. Holiday homes built near the beaches on former farmland do not always have one, and the setback from the sea applies. Third question: the works. Wind and salt wear out the windows and the facades facing north-west; a house shut ten months a year is best viewed in winter, when the damp shows. And if the plan is to build yourself, the land and farms for sale in El Haouaria are by far the best-stocked category in the area.
