Menzel Bourguiba was born of its arsenal. Founded by the French at the end of the 19th century under the name Ferryville, on the shore of Lake Bizerte, the town was laid out in a single stroke: right-angled streets, a central square, buildings with balconies and houses with gardens for workers and managers. Later, the El Fouladh steelworks added a second reason to come and work here. Property for sale still bears this history: old houses in the centre, workers' estates, then new districts on the outskirts.
The listed supply is small: very few listings, posted by private sellers. On Houni, you reach the owner directly. For a wider choice across Bizerte, Menzel Jemil, Tinja and Mateur, all the property for sale across the Bizerte governorate is gathered on a single page.
El Medina and Cité Jardins: two faces of the town
The centre, which listings file under the name El Medina, matches the colonial town: two or three storey buildings above shops, terraced town houses, façades that often need refurbishing. People buy here to live on foot, near the market, schools and public offices. Apartments are plentiful, and the apartments for sale in Menzel Bourguiba have their own page.
Cité Jardins lives up to its name: detached houses with a patch of garden, built to house arsenal staff, on quieter and airier streets. It is the area families ask for when they want a house for sale in Menzel Bourguiba without giving up being close to the centre. Many of these houses have been extended or raised over the years, sometimes without a permit.
Who buys and who sells
Sellers are often heirs: the children of former arsenal or steelworks workers, who moved to Tunis or abroad and are parting with the family home. Buyers are local families, employees of local industries and military staff posted to the base, transferred civil servants, and emigrants from the region preparing to return home.
The market is also split between buying and renting. Many searches are for a house for rent in Menzel Bourguiba, because households passing through prefer to rent. On the sales side, prices generally stay below those of Bizerte town, especially for old houses needing renovation.
This gap comes from the working class image Menzel Bourguiba still has, and from the lack of a beach in town, which keeps it out of the summer demand. For a buyer who works locally or accepts the commute to Bizerte, it is an advantage instead: more space for the same budget, in a well equipped town.
Title, joint ownership and building condition
Before discussing price, ask for the land title and check that it matches the house as it stands today. A floor added without a permit or an extension over the garden complicates the sale and the bank loan. When the property is jointly owned, all the heirs must sign, which can take time when some live far away.
The old buildings of the centre need a careful eye: roofs, original wiring, damp in the walls, common by the lake. View after a rainy spell, in winter, to judge the waterproofing and how water drains in the street.
Building rather than buying
Some buyers prefer to build to their own taste in the town's extensions, on the Tinja or Mateur road, where plots are larger. The land for sale in Menzel Bourguiba lets you compare the cost of a plot plus construction with that of an existing house. The market picks up mainly in summer, with the return of families living elsewhere, and slows down markedly after the start of the school year.
