Menzel Bourguiba holds a position of its own on the shore of the Bizerte lagoon: an industrial town, with its naval arsenal and the El Fouladh steelworks, surrounded by farmland that runs out towards Tinja and Mateur. Land for sale in Menzel Bourguiba is therefore searched for in two very different registers: the building plot in town or in its extensions, and the farm parcel on the outskirts.
The supply on offer stays small, a few listings at a time at best, posted by private sellers. On Houni, you contact them directly. The land and farms for sale in Bizerte governorate also cover Ras Jebel, Utique and the Mateur area, where large farm holdings are more common.
Building plots: from Cité Jardins to the extensions
In town, vacant land is rare. The grid of the former Ferryville was built up long ago, and the plots that come free often follow a demolition or a split between heirs. The plots in Cité Jardins are a case in point: a parcel frees up there now and then, sought after for the quiet of the district and its closeness to the centre.
Most plots lie in the extensions, along the roads leading out of town. Building land in Menzel Bourguiba there takes the form of a housing-estate plot, most often 200 to 400 m², intended for a detached house built in stages. Buyers are local families, employees of the town's industries and emigrants preparing the house they will come home to.
Farmland around the lagoon
Outside town, the delegation's farmland stretches inland, in a region of cereals, fodder crops, livestock and market gardening. Agricultural land in Menzel Bourguiba generally sells in parcels of one to a few hectares, sometimes with a small building or a well. Complete farms, with a house and outbuildings, are exceptional and often sell without any public listing.
The lagoon shore inspires dreams of land with a water view. Be careful: the banks are partly public domain, a strip close to the water cannot be built on, and some areas flood in winter. The surroundings of the arsenal and military installations are subject to easements. Check the exact status of the parcel before committing to anything.
On price, the gap is considerable between a serviced plot on a housing estate and a farm parcel far from the roads, and the two cannot be compared by the square metre. For farmland, the seller reasons by the hectare; for a building plot, by the square metre, depending on the frontage and the presence of utilities. Always ask which recent sales the seller bases the price on, and compare with the governorate page before negotiating.
Land use, title and access
For a building plot, ask the municipality whether the parcel is included in the urban development plan and in which zone, then ask for the order approving the housing estate. For farmland, bear in mind that it cannot be built on freely and that a change of land use is never guaranteed. A foreign buyer cannot acquire agricultural land in Tunisia.
The land title must be up to date and in the name of all the sellers; where the property is held in undivided shares, every heir must sign. Finally, check access: a parcel served by a road, electricity and water is worth far more than land at the end of a dirt track, especially in a region where winter rain makes the tracks hard going.
Timing and alternatives
The land market livens up mostly in summer, when families settled abroad come back, and in spring, when building projects are being prepared. If no plot fits your project, the property for sale in Menzel Bourguiba sometimes includes unfinished houses, a way to build at lower cost on a base already in place.
