Buying in La Soukra often means choosing between two projects that cost the same: a new S+3 in a Chotrana or Ennasim development, or an older house with a patch of garden in Borj Louzir or Ettaamir. This page brings the two together, because most buyers in the delegation hesitate between exactly those options until the first viewing.
The supply is plentiful, spread over several pages: listings of homes for sale are shared between developers selling off their last units, agencies from the northern suburbs and private sellers. You contact the advertiser directly. To compare with Raoued, Ennasr or Mnihla, all the property for sale in the Ariana governorate fits on a single page.
On a modest budget, the listings in Ennasim, El Bessatine and Ettaamir are the most affordable: flats in small developments, villa floors sold separately, neighbourhood houses built by the family over the years. Buyers there are often young couples from the delegation or employees from the Charguia and the airport who want shorter commutes.
On a mid-range budget, Chotrana 1, 2 and 3 hold most of the supply of flats in developments, with a lift and parking, and a few terraced villas. That is where you most often find a family S+3 ready to move into. Prices there are higher than in Ennasim, but generally stay below those of Ennasr for the same floor area.
Beyond that, Dar Fadhal and part of Borj Louzir offer the villa on a large plot, which sells mainly for its land. The detail of apartments for sale in La Soukra and of houses for sale in La Soukra narrows the search once the choice is made.
The search house for sale soukra covers very different properties. Many houses were extended in stages: a ground floor from the 1990s, a storey added ten years later, a garage closed in to make a bedroom. Before any offer, compare what is actually built with the building permit and what appears on the land title. An undeclared extension does not always block the sale, but it complicates the bank loan and the resale.
Inherited houses raise another question, that of undivided ownership. When several brothers and sisters are owners, all of them must agree, including those living abroad, and the signing can take months. Ask on the very first call who is on the title.
In new builds, an off-plan purchase is paid in instalments as construction progresses. Check that the developer holds a valid building permit for the whole development and that the contract sets a handover date and late-delivery penalties. In older buildings, ask the managing agent about unpaid service charges and the state of the building: lift, roof-terrace waterproofing, basement pump. In La Soukra, several low-lying sectors take in a lot of water during heavy autumn rain, and a flooded underground car park costs the whole development dearly. Ask the neighbours what happened during the last storms: it is the information no listing gives.
The market picks up in spring and peaks in summer, when Tunisians living abroad come home and view with a budget ready. It is also the season when sellers hold their prices. In autumn and winter, listings stay online longer and negotiation becomes more open, especially for houses that need work. For buyers relying on a loan, getting the bank's agreement in principle before viewing avoids losing a property to a faster buyer.
