Akouda is not an office town. Trade lives along the main road crossing the town, around the market and the great mosque, in house ground floors turned into shops, grocers, cafés, hairdressers and phone agencies. In Chott Meriem, business follows the beach: food outlets, equipment hire, convenience stores that open in June and close in September. In between, along the Tunis road, a few storage units and workshops serve craftsmen, hauliers and the small garment and food-processing units of the area.
On Houni, the supply of shops to rent in Akouda is limited: rarely more than a few listings at a time, posted mostly by owners letting the ground floor of their building. For a shop or an office, most professionals look at Sousse, Sahloul or Hammam Sousse first; the page of offices and shops to rent across the Sousse governorate gives the full supply and serves as a benchmark for rents.
The town: shops that live on passing trade
In central Akouda, what counts is passing trade. A shop fronting the main road, with a window and a metal shutter, is let to a local trader who knows the area: groceries, clothing, car parts, building materials. Rents stay modest compared with Sousse, often a few hundred dinars a month for a 30 to 60 m² unit, more on the corner of a busy street. Units on side streets and on the Akouda Est estates let for less, for activities that need no shop window: a design office, a paramedical practice, storage for an online business.
The office in the strict sense, a floor plate in a commercial building, practically does not exist; professionals set up in a first-floor flat for mixed use, which requires the agreement of the owner and of the co-ownership, if there is one.
Chott Meriem: the season sets the rent
In Chott Meriem, a unit to rent on the beach road or near the seafront is let for the summer first. Owners prefer a seasonal let, from May to September, to a restaurateur, an ice-cream maker or a parasol hire business, then close or let cheaply in winter. A yearly lease is possible there for a business that also lives off season, a convenience store, a pharmacy, a café used by students of the Higher Agronomic Institute, but the winter rent is negotiated separately and the contract must say so clearly. The traders who succeed on the coast are often those who already run a shop in the town and move part of their business there in summer; a seasonal unit is then negotiated as an extra, not as a gamble.
Storage and workshops towards the Tunis road
For a storage unit, a mechanic's workshop or a small production unit, the place to look is towards the Tunis road and the Ettantana and Chott Erromane areas: sheds on converted farmland, former olive growers' warehouses, estate buildings for craft use. Check that the use complies with the development plan and that lorries can get in; a shed built on a farm plot without authorisation can be closed by the municipality.
Commercial lease, trading licence and inventory
Premises are let with a written, registered commercial lease specifying the permitted activity, the term, the rent, the review and any key money. Ask the owner whether the unit has already held a trading licence for the intended activity, as that simplifies the procedures at the municipality and the tax office. For an investment rather than a rental, the commercial premises for sale in Akouda have a page of their own; and to house seasonal staff next to the business, the homes to rent in Akouda round out the search.
