"House to rent in Sousse Jawhara" is the property search that brings the most people to this delegation, and that is no accident. People here still live largely in houses: a family build on a medium-sized plot, a ground floor with a courtyard, an upper floor added later, a roof terrace. When the children leave or the family settles elsewhere, part or all of the house goes up for rent.
The listings on this page are posted by the owners themselves and by a few Sousse agencies. You deal directly with the advertiser, with no imposed middleman. To also see Kalâa Kebira, Hammam Sousse or Msaken, the houses to rent in Sousse governorate are grouped on a single page.
Ground floor, villa floor or whole house
Three kinds of offer coexist. The most common is the ground floor or villa floor, with a separate entrance, let by an owner who lives in the rest of the house. It is often the best deal, but you have to accept close neighbours and shared house rules: parking, terrace, hours.
Next comes the whole house, rarer, let by families settled abroad or in another town. It suits large families and is often let for several years. Finally, a few more recent villas, with a garden and garage, appear towards Oued Blibane and Bou Hassina; their rents come close to those of the town's upmarket districts, without the sea view.
The rent of a house depends less on the district than on three concrete factors: the number of bedrooms, whether there is a garage, and the condition of the kitchen and bathrooms. An old but sound house, with a courtyard to dry the washing and park the car, often lets better than a recent floor with no parking. Large families, households working in central Sousse and transferred civil servants with children make up most of the demand. Many are looking by the year and stay several years, which owners appreciate: a stable tenant who looks after the house is sometimes worth a small discount on the asking rent.
The districts and their character
In Hedi Chaker and Mohamed El Karoui, houses are packed tightly, often terraced, with street frontages and little setback. You gain proximity to the centre, the markets and the schools; you lose quiet and parking. Hached has the same lively, working-class profile, with many houses extended upwards floor by floor.
Oued Blibane and Bou Hassina, further west, were built later. Plots are a little larger, streets wider, and more houses come with a small garden. That is often where a cheap house to rent in Sousse, in the sense of a good ratio between floor area and rent, is most likely to turn up. For a couple or a single person, an apartment to rent in Sousse Jawhara will be simpler to look after.
Before signing
A house calls for more checks than an apartment. Turn on the taps and look at the pressure, especially upstairs; check the water heater, the state of the roof terrace and its waterproofing after the autumn rains. Ask whether the water and electricity meters are individual or shared with the owner, and in whose name the bills are. A meter reading on moving-in day avoids plenty of arguments.
The contract should state the term, the rent, the deposit, usually one to two months, and who pays for minor repairs. For a summer let the rule is different: payment often up front, a short term, and the listing must say so clearly. If you like the house enough to want to buy it one day, take a look at the houses for sale in Sousse Jawhara: some owners hesitate between the two.
