Houses for rent in Kairouan Nord

In Kairouan, a family that rents looks first for a house: a door of its own, a courtyard to dry the washing and gather the children, a roof terrace to go up to in the evening when the heat drops. Demand for a house for rent in Kairouan is among the strongest in town, and the Kairouan Nord delegation holds a good share of it, from El Aghalba to Jeblia Nord, Jeblia Sud and Keblia Nord.

Listings on this page are posted by the owners themselves, more rarely by an agency, and you deal with them directly. Supply changes from week to week: a well placed house is often let within a few days. To compare with the other delegations, all the houses to rent in the Kairouan governorate are gathered on a shared page.

Neighbourhood dar, villa or separate floor

The most frequent case is the single storey neighbourhood house, built on a medium sized plot, with two or three bedrooms, a living room, a kitchen and a courtyard. Many were built in stages, and you often see steel rods sticking out of the roof slab, waiting for a future floor. They are solid, simple houses suited to the climate, which their owners let when they leave to work in Tunis, the Sahel or abroad.

The villa, with a garden and a garage, is found in the newer subdivisions. It rents for more and attracts managers, doctors or families settling for several years. In between, the villa floor with its own entrance is very widespread: the owner lives downstairs and lets the top. It is often the best deal for a couple, provided you accept living above another family.

Old patio houses, typical of the medina and its surroundings, are rarely let: they are generally lived in by their owners or held jointly by heirs.

What tenants really ask for

Searches for house rental in Kairouan keep coming back to the same criteria. A primary school and a middle school nearby for families. Easy access to the main roads out of town, with many tenants even naming the road in their search, such as the Haffouz road. A garage or at least a space in front of the door. And, more and more, a home near the university institutes, notably the higher institute of computer science, for parents accompanying a student child or for teachers.

Cheap houses for rent do exist, but they often need work: paint, plumbing, roof waterproofing. An owner will sometimes agree to lower the rent in exchange for small jobs done by the tenant. Put that agreement in writing.

Viewing, contract and season

The best time to look runs from May to July, before the start of the school year and the transfers. In September, supply is already reduced and owners negotiate little. Winter brings more flexible rents, but less choice.

During the viewing, look at the roof terrace waterproofing, since the rare autumn rains quickly reveal cracks, and at damp marks at the foot of the walls, common in older houses. Check the SONEDE meter and whether there is a cistern or a water tank: in high summer, pressure drops in some districts. Ask whether the air conditioners are included or whether you must bring your own.

The contract must state the term, the rent, the number of months paid in advance, the deposit and who pays the STEG and SONEDE bills. Have it registered at the tax office and draw up a signed inventory. If a whole house is over your budget, the homes to rent in Kairouan Nord include floors and more modest apartments. And if you are thinking of buying, see the houses for sale in the delegation.
