In Echrarda, renting a whole house is not a common step. Houses mostly belong to families who live in them, and the ones that come free do so when the owners leave: for Kairouan, Sousse, Sfax or Tunis for work, and for some, abroad. The house is then left in the care of a relative, who looks for a reliable tenant to live in it and look after it.
The supply of houses to rent is therefore limited and irregular, almost entirely between private individuals. For more choice, browse the houses to rent across the Kairouan governorate, which bring together listings from the main town and the other delegations.
The typical house in the delegation
The Echrarda house is a single-storey building in solid materials, arranged around an inner courtyard or opening onto a yard at the back. It has two to four bedrooms, a kitchen, a shower room, and often an outbuilding once used as a storeroom or a shelter for livestock. More recent houses have a slab ready for an upper floor, sometimes already built and let separately.
In the El Ksour sector and the farming areas, the house frequently comes with land: a few olive trees, a vegetable patch, a pen. A tenant who wants to use that space must have it specified in the agreement, because the owner sometimes keeps the use of the trees or the olive harvest.
For whom, and at what price
The families of civil servants appointed to the delegation are the main seekers: primary and secondary school teachers, health staff, public service employees. They want space and a courtyard for the children, which a home in central Kairouan would not give them at the same price. Next come local families waiting to build, and now and then a farmer who rents a house with land for the season.
Rents are among the most modest in the region, but they depend heavily on the condition of the house, access to running water and how close it is to the delegation's main town. An isolated house along a dirt track costs less, but means a car every day.
A house with land also appeals to those who want to keep a few sheep or grow vegetables for the family. In that case, have the access to irrigation water spelled out, as it is often separate from the household supply, along with how pumping costs are shared if the well serves several households. The longest-lasting rentals are those where the tenant looks after the house as if it were their own and where the owner, even from afar, responds quickly when something breaks down.
Water, roof, heat: the visit that counts
First ask whether the house is connected to SONEDE or supplied by a water group, a cistern or a well. Then check the roof terrace: the autumn rains, rare but sometimes violent, reveal any waterproofing defects. Look at the wiring, often improvised in older houses, and at the meter, which must be in the owner's name or transferable.
Summer on the Kairouan plain is long and hot. The thick walls of old houses keep them cool, but a house with neither a tree nor air conditioning remains gruelling in the middle of August. A courtyard shaded by a vine or a tree is sometimes worth more than an extra room.
Putting the rental on paper
A written lease remains essential: term, rent, deposit, who pays for repairs, use of the land and the outbuildings. If the owner lives abroad, write down the name and number of the person representing them locally, and specify who the rent is paid to.
