Houses to rent in Rades

1 listing found

In Rades, the house you rent is rarely a whole villa sitting in the middle of a garden. In nine listings out of ten it is a villa floor: the owner lives on the ground floor or the first, and lets the other level with its own entrance, its terrace and sometimes a space in the garage. It is the classic southern suburbs product, and Rades has hundreds of them.

The arrangement comes with its own rules. The rent is up for discussion, the costs are shared (garden water, stairwell lighting), and your relationship with the owner downstairs counts as much as the state of the kitchen. On houni.tn, the house listings are posted by the owners themselves or by local agencies, and you contact them with nobody in between.

Where the houses to rent are

Rades Foret and Chouchet Rades hold the genuine villas: plots of 300 to 500 square metres, mature gardens, double garages, a few streets from the Olympic stadium and the sports complex. The streets are quiet, almost too quiet in the evening, and the rents are the highest in the town.

Rades Meliane offers a more recent generation: semi-detached houses and villa floors built in the 2000s, often in good condition, with quick access to the motorway and the station. A house there finds a tenant within days when it is well presented.

Rades Ville, Mongi Slim and Taieb Mhiri offer the town house: terraced, two levels, a patio or a small courtyard, no garden but the market and the station on foot. Rades Mellaha, over on the sebkha side, stays more working class and more affordable.

Rent brackets and what they include

For an S+3 villa floor (three bedrooms plus a living room) in good condition, the most common bracket runs from 1,000 to 1,600 DT a month. A detached villa in Rades Foret commonly passes 2,000 DT, furnished or not. Older town houses in the centre sometimes drop below 800 DT, but insulation and damp then need checking closely. For a similar floor area, a flat in a modern development sometimes works out cheaper than a villa floor, as the apartments to rent in Rades show.

One detail plenty of people forget: ask whether the tenancy contract will be registered at the tax office. It is a legal requirement, and it is what protects you in a dispute over the deposit.

What a local would tell you

Two viewings are better than one: one in daylight for the light, one after 8 pm for the noise from the neighbours below and from the stadium on match nights. Look at the STEG meter: if it is shared with the owner, insist on a submeter or a written flat rate. And if the house is in Chouchet Rades, time the real walk to the station, because it is a long one.

Do not overlook the town houses in Mongi Slim: less prestige, but you can live there without a car, and a shaded patio is worth as much as a garden in high summer. If you are torn between renting and buying, the houses for sale in Rades give you the point of comparison.
