Apartments for rent in La Marsa

107 listings found

The TGM stops at Marsa Plage, and that is often where the search starts for people who work in Tunis without a car. An apartment for rent in La Marsa is still the most in demand thing in the northern suburb: rents have climbed since 2020, but supply has spread towards Sidi Daoud, Gammarth and Bhar Lazreg.

On houni.tn, every apartment listing in Marsa comes from a private owner or an agency, with a number to call directly. The page covers the delegation, from a studio in Marsa Ville to an S+3 in Marsa Erriadh (three bedrooms plus a living room, the Tunisian count), plus Ain Zaghouan and l'Aouina, which many tenants search alongside it. The rest of the governorate is on the apartments to rent across the Tunis governorate page.

From Erriadh to Sidi Daoud, every district has its rent

Around place Saf-Saf and the corniche, the buildings are forty or fifty years old and the stairwells narrow, but you walk to the beach and the market. A flat for rent in La Marsa here goes fast, lift or no lift.

Marsa Erriadh is the family district: 1990s and 2000s residences, schools nearby, the Zéphyr shopping centre five minutes away. An S+2 for rent in Marsa is mostly found here, at 1,200 to 1,800 DT depending on the floor and the condition.

Sidi Daoud, Cité Les Pins and Marsa Hadayek draw couples working at Berges du Lac: newer residences, underground parking, a caretaker. Gammarth is its own category, with pool residences at villa level rents; for a whole villa, go through the houses to rent in La Marsa. Bhar Lazreg is the cheapest area, with roads that let you down in wet weather.

In short: Erriadh for a family, Marsa Ville to walk to the sea, Sidi Daoud if you count your minutes to the Lac.

Ain Zaghouan and l'Aouina, the neighbours you add to your search

Plenty of people searching for an apartment to rent in Marsa end up signing in Ain Zaghouan Nord. The district went up in ten years between La Marsa and Berges du Lac, with developers delivering S+1 and S+2 flats to a decent standard. An apartment for rent in Ain Zaghouan Nord costs 15 to 25 per cent less than Marsa Erriadh for the same size, with fewer shops at street level.

L'Aouina, towards the airport, plays the same role for tighter budgets. An S+2 to rent in Aouina is often negotiated under 1,000 DT, and a studio to rent in Aouina stays within reach of a young professional. Allow twenty minutes in the morning to reach the corniche: the La Marsa road clogs up.

For an apartment to rent in Ain Zaghouan, compare new build Ain Zaghouan Nord (residences with a caretaker) with old Ain Zaghouan (houses split into floors, lower rents, livelier streets).

Studios and S+1 flats: small budget, big demand

A studio to rent in La Marsa is the most wanted and least available property here. Teachers at the Lycée Gustave Flaubert, embassy interns, students at IHEC Carthage: demand outstrips supply all year. A decent S+1 for rent in La Marsa sits between 800 and 1,200 DT, more if furnished and near the beach.

Avoid searching between June and September. In summer part of the studio stock switches to daily lets and the yearly supply dries up. From mid September the same properties come back at more reasonable prices.

Damp, garage, contract

Damp: on the sea side, north facing walls mark quickly, so check the ceiling corners on the viewing. Parking: in Marsa Ville, an apartment with no garage means circling the streets every summer evening. The contract: insist on a tenancy agreement registered at the tax office and check what the charges cover. All categories together, villa floors included, every home to rent in La Marsa sits on a separate page.
