El Omrane Supérieur is the Tunis of tightly packed buildings and houses raised floor by floor on the hills in the north-west of the capital. Here, most "apartments" for rent are really floors of houses: the owner lives on the ground floor, lets the first, sometimes the second, and keeps the roof terrace. People searching for a rental in Omrane Supérieur usually want an S+1 or S+2 at a fair price, a few light rail stops from the city centre.
There is little online: very few listings show up on this page, mostly from private owners. On Houni, you call the owner or the agency directly, with no middleman forced on you. If nothing fits today, widen the search to apartments for rent across Tunis governorate, where the neighbouring delegations offer more choice.
El Omrane Supérieur, Ibn Khaldoun, El Intilaka: three different feels
The heart of El Omrane Supérieur is a dense working-class neighbourhood, largely built by its own residents: sloping streets, two or three storey houses, shops on the ground floor, cafés open late. An apartment for rent in Omrane Supérieur almost always turns out to be a self-contained floor with its own entrance or a shared staircase, rarely a flat in a residence with a lift.
Cité Ibn Khaldoun is more orderly. The area was laid out to a plan, with apartment blocks and rows of houses, and it remains one of the most sought-after parts of the delegation. An apartment rental in Ibn Khaldoun attracts families and civil servants who want to stay close to the centre without paying El Menzah rents. Flats in proper buildings are more common here than elsewhere in the delegation.
Cité El Intilaka, at the end of the line, is newer and more open. You will find S+2 and S+3 units in low-rise blocks and houses with an upper floor to let. For an apartment rental in Intilaka, expect a bit more quiet and a few fewer shops than in Ibn Khaldoun.
Light rail, students and the new academic year
The area's big asset is light rail line 5, which links Cité Ibn Khaldoun, El Omrane Supérieur and El Intilaka to central Tunis. For a student or a worker without a car, that often tips the balance. Before signing, walk to the nearest station: with the neighbourhood's slopes, five hundred metres can feel like double when you are carrying shopping.
Demand climbs sharply from late August to October, when students from the Tunis and El Manar faculties look for an S+1 or a room. An s+1 for rent in Omrane Supérieur then goes within days, often to several students splitting the rent. Families are better off searching earlier, in spring, or after mid-October. Rents remain among the most affordable in northern Tunis: an S+2 often goes for under 800 DT (Tunisian dinars), with wide gaps depending on condition, floor and distance to the light rail.
What to check on a floor of a house
Renting a floor from an owner who lives downstairs has its own rules. Ask whether the water and electricity meters are separate: if not, put in writing how the bills are shared. Check access to the roof terrace, where to hang the washing, parking outside the house and noise from the shopping street. In older houses, look for damp on the walls and check the water pressure on the upper floors, which sometimes drops in summer.
Insist on a written, registered rental contract stating the deposit (often one or two months) and the date of the rent review. For an s+2 rental in Omrane Supérieur as a family, also ask who pays for small repairs. If you are torn between an apartment and a whole house, the page of homes for rent in El Omrane Supérieur covers every category. And if the rent looks close to a mortgage payment, compare with apartments for sale in the delegation.
