Out of ten apartment listings in the Carthage delegation, the great majority are in Les Jardins de Carthage. Historic Carthage, the one with the TGM stations and the villas, has very few apartment blocks; the new district built towards Aouina and the airport has hundreds. An apartment in Jardins de Carthage has become, for many tenants, the simplest way to live in the northern suburbs on a rent that is still reasonable.
This page brings together apartments for rent in Jardins de Carthage and the rare flats in Salammbô, Byrsa, Dermech or Amilcar, posted by private owners and agencies. The rest of the capital is on the apartments to rent in the Tunis governorate. S+1 means one bedroom plus a living room, S+2 two bedrooms, and so on.
Why Les Jardins de Carthage holds most of the listings
The district came out of the ground in phases from 2008 onwards, with three to six storey residences: lift, underground parking, caretaker, sometimes a shared pool. Executives working at Lac 2, airport and embassy staff, and couples newly arrived in Tunis find a supply here that is consistent and easy to read.
On rents, an apartment to rent in Jardins de Carthage usually falls into these brackets: 800 to 1,100 DT for an S+1, 1,100 to 1,600 DT for an S+2, 1,600 to 2,300 DT for an S+3, with a clear premium for furnished. The newest residences, towards the airport road, sit a notch above.
What is still missing is real neighbourhood life. Shops are arriving and so are the cafés, but you take the car for almost everything, and the Jardins remain cut off from historic Carthage by the road and the railway.
The apartment, an exception in Salammbô, Byrsa and Hannibal
In listed Carthage, an apartment is the exception. You find them in small 1960s and 1970s blocks near the Carthage Salammbô station, or as one independent floor of a villa in Byrsa or Dermech that the owner lets out. Floor areas are generous, ceilings high, the TGM a three minute walk away. Rents match the Jardins for older fittings, and these places go by word of mouth before they are even advertised. When one appears on Houni, call the same day. For a whole villa with a garden, look instead at the houses to rent in Carthage.
Furnished, unfurnished, short stay: which formula?
A furnished S+1 for rent in Jardins de Carthage is in heavy demand from people on assignment for a few months, and owners know it: furnished costs 20 to 30 per cent more than unfurnished. For a two or three year lease, take an empty apartment and buy your own furniture; the maths is quickly done. And when the rent starts to look like a mortgage payment, the apartments for sale in Carthage are worth a look.
Daily rental exists in the district too, because of the airport and visiting diaspora families, but it stays marginal next to yearly lets. If you want an apartment for rent in Jardins de Carthage in order to settle for the long term, say so on the first call: some owners prefer a stable tenant to a higher theoretical yield.
Aircraft, service charges and damp in the Jardins
Start with aircraft noise. The residences closest to the airport road sit under the approach path into Tunis-Carthage; upper floors on the Aouina side are quieter. Visit in the morning between seven and nine, when departures follow one another. Service charges come next: ask who manages the residence and what the charges cover. Ground floors, meanwhile, had rising damp in several residences during the early years, so look at the bottom of the walls.
On a registered tenancy agreement and a reasonable deposit (one or two months), the balance today favours the tenant, because supply is plentiful. Do not sign for the first place you see.
