Apartments for rent in Mohamed El Karoui

20 listings found

Mohamed El Karoui is a long-established residential district of Sousse Jawhara, in the western part of the city, not far from the centre. People live in blocks of three or four storeys and in houses extended floor by floor, mostly built several decades ago. The district has nothing of the tourist showcase of the seafront: it is an ordinary place to live, with its street shops, its cafés and its long-settled families.

The listings on this page cover only flats for rent in the district, posted by owners and agencies you contact directly. To widen the search to Hedi Chaker, Oued Blibane or Bou Hassina, the flats for rent in Sousse Jawhara cover the whole delegation.

What is let in the district

The typical flat is one floor of a small family building: the owner often lives on the ground or first floor and lets the floors above. S+2 units dominate, with decent-sized rooms, a balcony over the street and sometimes a shared roof terrace. S+1 units and studios also exist, fitted out in a former shop or on the top floor, and often let furnished.

The buildings show their age. Finishes are simpler than in recent residences, lifts are rare and parking is on the street. In return, floor areas are fair and the rent for an S+2 generally stays one notch below what you pay for a similar property near the corniche or in Sahloul, often between 500 and 800 DT depending on the floor, condition and fittings.

Who looks in Mohamed El Karoui

The district's location attracts three types of tenant. Students and junior doctors, for whom an S+1 for rent in Mohamed El Karoui means reaching the health faculties or the hospital without long journeys. Young employees who work in the city centre and want a contained rent. Finally families, attached to the district or its schools, looking for an S+2 or S+3 on a yearly lease.

Demand follows the university calendar: from late summer to early autumn, small units go fast and owners get to choose. The rest of the year, supply is calmer, varying from week to week, and negotiation is easier. To compare with a neighbouring district of similar profile, the flats for rent in Hached are on a separate page.

Before signing

In these older buildings, the visit matters more than the photos. Look for damp in the corners and under the windows, the water pressure on the top floors, the state of the wiring and the water heater. Ask whether the meters are individual or whether the bills are shared with the owner.

The contract must be written and registered, with the rent, the length and the deposit, often one to two months. For a flatshare between students, have every name included. If you are offered a furnished flat, draw up the inventory room by room on the day you move in. And if a house or a floor with a courtyard would also suit you, all the homes for rent in Mohamed El Karoui bring the two formats together.
