Kalaa Kebira is not a town of apartment blocks. It is a large Sahel market town, set among olive groves north-west of Sousse, where people build their house on their own land and where a flat is often a floor added on top of the family home. Apartment rentals in Kalaa Kebira are therefore a market of their own: few developments, many villa floors, and owners who let to people who have been recommended to them.
Supply online is thin: only a few listings, nearly all posted by private owners. On Houni, you call the owner directly, with no middleman. If nothing fits, widen the search to all the apartments to rent in the Sousse governorate, where Akouda, Kalaa Seghira and Sousse itself offer more choice.
Who looks for a flat in Kalaa Kebira
The typical tenant works in Sousse and prefers to pay less in exchange for the commute. Workers from the factories and hotels on the coast, nurses, teachers transferred to the region, young couples from the town who do not want to build yet: they all weigh a Sousse rent against an apartment to rent in Kalaa Kebira, with twenty to thirty minutes by road or by louage (shared taxi) in the morning.
That profile explains the demand for S+1 and S+2 flats (one or two bedrooms plus a living room). An S+2 rental in Kalaa Kebira usually goes well below Sahloul or Khezama rents, often between 450 and 750 DT depending on condition, floor and whether there is a garage. An S+1 to rent in Kalaa Kebira remains rare: when an owner divides a floor, they generally prefer to make two S+2 flats.
Villa floor or small development
Most listings concern a self-contained floor: a separate entrance via an outside staircase, sometimes a roof terrace, the owner on the ground floor. It is a spacious home for the price, but you have to accept close neighbours and house rules set by the family downstairs. Ask from the first call whether the water and electricity meters are separate, as that is the point that causes the most disputes.
Small developments of two or three storeys exist mainly along the roads leading to Sousse and in the recent extensions, notably around Essed Ouest. They offer more standardised S+2 flats, sometimes with a fitted kitchen, but rarely a lift. Furnished lets are the exception: most properties are let unfurnished, by the year.
Living in Kalaa Kebira while working in Sousse
The commute is the real question. By road, allow about twenty minutes outside rush hour to reach Sousse, more in the morning when the whole Sahel converges on the coast. Louages leave from the town centre and serve Sousse all day, so you can live without a car if the flat is not too far out.
The choice has its trade-offs: fewer cafรฉs and shops open late than in town, but a well-stocked market, schools in every district, and a calm that families appreciate. The areas near the centre and Essed Ouest are the most practical; Zearna Ouest and Zearna Est suit those who have a car and want more space. A well-placed apartment in Kalaa Kebira, within walking distance of the market and the louage station, usually goes within a few days.
Timing and rental pitfalls
The best time to look is between late August and October, when civil service transfers come through and families settle in for the school year. In summer, some floors are kept for emigrant children coming back from France for the holidays, and supply shrinks.
Insist on a written contract, registered at the tax office, stating the deposit (often one to two months' rent) and the review date. Visit in daylight to judge damp in the corners and water pressure on the top floor, which is weak in some districts in summer. If a floor is not enough for you, the page for houses to rent in Kalaa Kebira lists whole houses, and the one for homes to rent in Kalaa Kebira brings both types together.
