Soliman is not a town of apartment blocks. The Andalusian town, at the gateway to Cap Bon and some forty kilometres from Tunis, grew as low houses around its great mosque, and apartments arrived late, with the small developments of the 2000s along the roads out towards Grombalia and the beach. Yet the searches do not lie: studio to rent in Soliman, apartments to rent in Soliman, most often typed in Arabic, land on this page every month. Demand comes from young local couples, workers and technicians from the small industrial zone, transferred teachers and, in summer, Tunis families who want a base at Soliman Plage without buying.
Supply, on the other hand, stays thin. Very few apartment rental listings for Soliman are online, mostly posted by private owners, and that is the usual order of magnitude: a few properties per quarter, which go by word of mouth before they are even advertised. On houni.tn, the tenant calls the owner or the agency that posted the listing directly. To widen the search without leaving the region, all the apartments to rent in Nabeul governorate fit on one page, from Grombalia to Nabeul town.
Studios and S+1: what tenants look for most
The studio is the number one search. In practice it is a ground floor of a house or a self-contained floor fitted out by the owner, with a separate entrance, rather than a true studio in a development. You find them in the central streets and around Soliman Sud, where two-storey town houses often have a small flat above the garage. A decent studio to rent in Soliman, with kitchen and shower room, often lets for 300 to 500 DT a month; rents rarely go higher, unless it is furnished or close to the beach.
The S+1 (one bedroom plus a living room) follows the same logic: more often a house floor than a flat in a development. The few recent buildings offer S+1 and S+2 units with standard finishes, sometimes with a parking space, and that is where rents climb, often 500 to 800 DT for a clean S+2. Say from the first call whether you want unfurnished or furnished: most yearly lets are unfurnished, furnished being kept for summer rentals.
Soliman town, Soliman Sud, Echerifet and the beach
The old centre, around the mosque and the market, concentrates the house floors for rent, in a web of lanes where parking is the first problem. Soliman Sud, towards the Grombalia road, is newer and more open: 1990s and 2000s housing estates, S+2 and S+3 houses whose owners let one level. It is the sector where a yearly apartment rental in Soliman is most likely to appear.
Echerifet and Soliman Plage are a different market. The developments and villas there were built for the holidays of families from Tunis and its southern suburbs, and most apartments let by the week or the month between June and August, furnished, at rates that have nothing to do with yearly ones. Off season, some owners accept a lease from September to May at a gentle price, which suits teachers and employees working between Soliman and Borj Cédria. Winter damp by the sea and the few shops open in winter are the two caveats to keep in mind.
Timing and checks before signing
The market tightens in September, at the start of the school year, when teachers' and civil servants' transfers come through, and it eases from November. Visit preferably in the afternoon to judge the light and the state of the north-facing walls, and ask for a recent STEG (electricity) bill: in house floors, the meter is sometimes shared with the owner, which ends in arguments over the split.
Insist on a written contract, registered at the tax office, stating the deposit (one month, sometimes two) and the inventory of equipment if furnished. If nothing fits on the apartment side, the page of homes to rent in Soliman also gathers houses and villa floors, and the one for offices and premises to rent in Soliman serves those looking for business premises rather than a roof.
