Soliman lives off three economies that need walls: local trade in a town of some thirty thousand people, farming on the plain with its storage and packing needs, and a small industrial zone that attracts subcontractors and hauliers. The office in the Tunis sense, an open floor in a building with a lift, hardly exists; what lets here is the ground-floor shop unit on busy roads, the storage unit or shed on the edge of town, and the practice or firm set up on a house floor.
Listings of premises for rent in Soliman are few online and change from week to week: this market goes almost entirely through word of mouth and the notice taped to the metal shutter. When a listing appears on houni.tn, it is posted by the owner or by an agency from Grombalia or Nabeul, and the tenant calls them directly. To see what is let at the same time in Grombalia, Nabeul or Hammamet, all the offices and shops to rent in Nabeul governorate fit on one page.
The shop unit: footfall before floor area
In Soliman, a business lives off the street it stands on. The roads that count are the main avenue crossing the town, the area around the market and the great mosque, and the roads out towards Grombalia and the beach, where cafés, pharmacies, bank branches and furniture shops set up. A commercial unit to rent in Soliman of 30 to 60 m² in a good spot often lets for 400 to 900 DT a month; an estate street in Soliman Sud, with a neighbourhood clientele, lets for much less and suits a grocer, a hairdresser or a pastry shop.
On the beach side, a commercial unit at Soliman Plage or Echerifet works three months a year: restaurant, parasol hire, seasonal grocery. Rent is often negotiated for the whole season rather than by the month, and the lease must set out what becomes of the unit from September to May.
Storage units, sheds and workspaces
The second demand comes from farming and transport: a storage unit for citrus, farm inputs or equipment, a shed for lorries, a workshop for a craftsman. They are found on the edge of town, towards the industrial zone and the motorway road, often on agricultural plots where the owner has put up a solid building. Price is negotiated per covered square metre and depends on height, HGV access and a three-phase meter.
Check that the building has a permit and that the plot is zoned for that use: a shed built on farmland without authorisation can be closed down, and the tenant bears the consequences along with the owner. Liberal professions, doctors, lawyers, accountants, tend to settle on a house floor in the centre or Soliman Sud fitted out as a practice; the page of homes to rent in Soliman shows this kind of self-contained level when one is offered.
Commercial lease, trading licence and permits
A commercial lease in Tunisia gives the tenant a right to renewal and compensation for eviction, which many Soliman owners know; some therefore prefer a one-year temporary lease or a professional-use lease without goodwill. Read how the contract is classified before signing, and have it registered. Also ask the owner for the title or deed proving they can let, and check with the municipality that the planned activity is allowed at that address.
The rest is your own file: trading licence (patente), CNSS social security registration, health authorisation for food businesses. For an investor thinking of building their own storage unit rather than renting, the page of land for sale in Soliman gives an order of magnitude for land on the edge of town.
