Apartments for rent in Djerba Houmt Souk

1 listing found

Three or four storey buildings, a lift, a management company: on Djerba, that really only exists in Houmt Souk. The blocks line avenue Habib Bourguiba, the Mellita road and the streets around the bus station, while newer residences with underground parking have gone up towards the airport road and the business zone. Everywhere else on the island you rent a floor of a villa; here you can rent an S+2, meaning two bedrooms plus a living room in a proper co-owned building.

This page gathers the apartments for rent in Djerba within the main delegation, posted on houni.tn by owners and agencies. You deal with the advertiser directly. For the full picture, studios and villa floors included, the homes to rent in Houmt Souk page covers every category.

Who rents an apartment in Houmt Souk

First, people who work in town. Secondary school teachers, staff at the regional hospital, bank and local authority employees, young couples who have not yet built on the family plot. For them an apartment to rent in Djerba has to be near the centre, with a parking space, because traffic around the market has become a daily problem.

Then the newcomers: transferred civil servants, doctors, managers from the firms in the business zone and the companies at Mellita airport. They want an apartment for rent in Djerba on a yearly basis, furnished if possible, and will pay more for a recent residence. They are the market for the few new schemes.

And then the diaspora and long stay visitors, who want an apartment in Djerba for a month or two, usually in summer or around the holidays. They favour the area near the port and the corniche, where a handful of buildings look onto the sea, which is rare on the island. Anyone wanting a garden or a pool should turn to the houses to rent in Houmt Souk.

Rents and property types

An unfurnished S+1 in an older block in the centre is still the most affordable option in the delegation, often below what a comparable place costs in Médenine town, provided you accept tired facades. An S+2 in a recent residence on the Mellita road or the airport road costs distinctly more, and prices climb again for a furnished flat with air conditioning in every room.

Two details change everything in a listing. Air conditioning, because a top floor apartment with no insulation is unliveable from July to September. And noise: the avenue and the market streets are alive until midnight in summer, while a residence on the airport road is asleep by ten. Visit in the evening if you are torn between the two.

Furnished rents are negotiable. An owner letting an equipped apartment by the year has an interest in keeping a stable tenant; a rent quoted in June is rarely the same in October.

Private owner or agency

Renting an apartment in Djerba direct from the owner is still the norm in the old blocks in the centre, often held by a family living on the ground floor or in Tunis. The advantage is flexibility on the deposit and the term; the drawback is repairs that drag on. The agencies in Houmt Souk mostly handle new residences and furnished flats aimed at managers, with a registered contract and an inventory.

Either way, have the contract registered at the tax office. It costs little and it saves unpleasant surprises when the owner would like the property back for the summer.
