Homes for rent in Djerba Houmt Souk

2 listings found

Yearly renting in Houmt Souk is a discreet market. It is not advertised on the boards along the tourist road; it moves through private listings, Djerbian Facebook groups and neighbourhood grocers who know which owner has a floor free. This page gathers what Houni receives for the delegation: studios, apartments, villa floors and houses, everything let by the month rather than by the night.

The island's main town has one advantage over Midoun: it lives all year round. The port, the market, the secondary schools, Sadok Mokaddem hospital, the courthouse and the banks bring in salaried workers who need stable housing. It is for them, and for Djerbian families coming back from the mainland, that a twelve month rental makes sense.

What "by the year" means in Djerba

On the island, an owner who writes "yearly rental" is stating something specific: he is giving up the summer season. A home let from September to June and taken back for the summer is not a yearly rental, even if the listing suggests otherwise. Ask for a twelve month lease, registered, at a fixed rent. A registered contract protects the tenant against being asked to leave in summer and serves as proof of address for STEG, SONEDE and enrolling children at school.

Renting from a private owner is still the norm here. Agencies exist in Houmt Souk but they mostly work on sales and the season; for an S+1 by the month (one bedroom plus a living room, the way flats are counted here) you almost always end up with the owner, often a Djerbian settled in Tunis or Sfax letting the family home. That is no bad thing: negotiation is direct and the deposit rarely more than one month.

The sectors and what you find in them

The centre and its surroundings (Avenue Habib Bourguiba, the bus station quarter, Taourit) offer apartments in small buildings and villa floors; apartments to rent in Houmt Souk gather those central S+1 and S+2 units. It is practical without a car, which matters for the young hotel staff who take the shuttles.

Towards Mellita, Mazraia and the airport road, homes are bigger and dearer: whole villas, sometimes with a pool, floors with a garden. Many people who search for a yearly rental in Midoun end up in Houmt Souk anyway, because the Midoun tourist zone stays geared to the season and a year long lease there costs more for a comparable property.

Erriadh, Fatou and El Jouamaa offer houchs and country houses, let mainly to couples or foreigners who want quiet. The route du phare, between Midoun and Taguermess, belongs to the neighbouring delegation, but owners happily mix the two sectors in their listings.

Finding a listing you can trust

Plenty of Tunisians in France search the French classifieds out of habit. The reflex is understandable, but the Djerba listings there are almost all seasonal and rarely up to date. A monthly rental from a private owner is more reliably found on a Tunisian platform, where the advertiser states the sector, the price in dinars and a local phone number. On houni.tn, the advertiser is reachable directly, private owner or agency, and the listing specifies the category of property.

Two things to bear in mind when reading a listing: a "furnished studio" in Houmt Souk is often one room with a kitchenette above a garage, and "close to the sea" means very little in Mellita, where the coast is a lagoon. Ask for photos of the neighbourhood, not just the interior.
