In Kairouan, the apartment is still a young people's affair: university students, transferred teachers and civil servants, young couples not yet ready for a whole house. Renting an apartment in Kairouan therefore turns mostly on small units, the studio and the S+1, plus a few S+2 flats in buildings of two or three storeys. In the Kairouan Sud delegation, which covers the southern part of the city and its extensions, this supply clusters around El Mansoura, where most building has happened over the last twenty years.
On Houni, every apartment to rent in Kairouan is posted by a private owner or an agency, with a number to call directly. The delegation's supply varies from week to week: it swells before the start of the academic year and thins out in spring. If the page is short when you look at it, widen the search to all the apartments for rent in the Kairouan governorate, Kairouan Nord included.
El Mansoura and the south of the city
El Mansoura Nord and El Mansoura Sud form the residential heart of the delegation. There you find small blocks built by private owners, with a shop on the ground floor and two or three flats above, and upper floors of houses fitted out as self-contained homes. That is what an apartment means in Kairouan, far more than the large residence with a lift and a caretaker, which remains rare here.
The further you move towards Ettaben, Merguellil or El Makhsouma, the more housing becomes detached and the scarcer apartments get. The listings that appear there are often upper floors of family villas let by owners living on the ground floor: a quiet setting, but you need a car or must put up with louages to reach the centre. For a whole house with a courtyard, the page of houses for rent in Kairouan Sud is a better fit.
Studios and furnished lets: the university rhythm
The studio to rent in Kairouan is the most sought-after property and the one that goes fastest. Demand follows the university calendar: searches start in July, peak in late August and early September, then fall back until the second semester. A student who wants a studio near their institute should start looking in summer, even at the cost of an extra month's rent. A modest studio or S+1 often lets for a few hundred dinars, rarely more than 500 DT for a basic place; a recent, well-equipped S+2 asks more.
Furnished apartments are sought by civil servants posted for a year or two and by families passing through. Kairouan also sees demand for lets by the day, very strong at the time of the Mouled, when the city welcomes visitors from all over the country. Some furnished flats then switch to short stays before returning to monthly lets. If you are looking for a yearly let, tell the owner straight away: many prefer a stable tenant.
Flatsharing is another answer to a student budget. Two or three students sharing an S+2 or S+3 split the rent and the bills, and many owners in the delegation accept this arrangement provided a guarantor signs the contract. Mention it on the first call to avoid a wasted viewing.
Heat, meters and the lease
Kairouan's climate sets its own criteria. Summer regularly goes above 40 degrees: a top-floor apartment under an uninsulated roof slab becomes hard to live in during July, and having an air conditioner, or at least the socket and bracket ready for one, makes all the difference. In winter the nights are cool and walls poorly insulated, which also weighs on the bills.
Before signing, check that the STEG and SONEDE meters are individual and not shared with the owner, which avoids many end-of-month disputes. Ask for a written, registered rental contract stating the rent, the term, the deposit (often one or two months) and who pays for what. If an upper floor of a house or a self-contained studio would suit you just as well, browse all the rentals in Kairouan Sud, every category included.
