Bouhajla is an inland town, south-east of Kairouan, at the heart of a farming delegation that lives off olive trees, cereals, livestock and crops irrigated from wells. Here the detached house is the rule and the apartment block a rarity. Looking for an apartment to rent in Bouhajla therefore means, in practice, looking for the upper floor of a house, built by a family above its ground floor, or a small self-contained unit in a courtyard.
To be frank: the supply online is small and varies from week to week, posted mostly by private owners who let to someone recommended as readily as to a stranger. This page is a starting point. For a wider view, all the apartments for rent in the Kairouan governorate include the city of Kairouan, where the choice is far broader.
Who rents an apartment in Bouhajla
Demand comes first from civil servants posted to the delegation: teachers at the schools and the lycée, health staff, administrative and agricultural services employees. Many arrive alone, sometimes for a year or two, and look for a simple S+1 or S+2 close to the centre and the shops, without the burden of a whole house. Add to them young local couples who do not want to live with their parents but have not yet built.
The calendar follows postings: listings multiply from late August to October, when newcomers settle in, then supply dries up until the following summer. A transferred teacher should start looking as soon as the posting is known, and ask around once on the spot.
Furnished lets exist but remain rare: a few owners equip a floor basically, with beds, a fridge and a cooker, for teachers who share the place in twos or threes and split the rent. This arrangement helps in the first year, until something better turns up. Be clear about what is provided, and sign an inventory on moving in.
Cite Ennasr, the centre and the outskirts
Upper-floor homes are mostly found in the centre of Bouhajla and in newer residential districts such as Cite Ennasr, where streets are laid out and houses built in concrete on regular plots. That is where an S+2 with a separate kitchen, a shower room and roof terrace access is easiest to find, a few minutes' walk from the shops, the administration and transport to Kairouan.
Further out, in the Bouhajla El Ahouez area and in the delegation's douars, homes to rent are rare and tend to be farm outbuildings or rural houses. They may suit someone working locally, but the distance, the dirt tracks and limited transport make them impractical for an employee who has to travel every day.
Rents remain among the lowest in the region, well below those of Kairouan city, but the condition of homes varies a great deal: compare several before deciding, and raise the question of repairs before moving in rather than after.
Before signing
Even between neighbours, ask for a written lease stating the term, rent, deposit and notice period, and have it registered at the tax office: it helps with the administration as much as it protects you. Settle the question of meters, because on the upper floor of a house water and electricity often run through the owner's, with a flat-rate split.
Summers are hot and winters cold in this part of central Tunisia: check the roof insulation, whether there is an air conditioner and the state of the windows. If an apartment is not enough and a whole house would suit you better, the page of rentals in Bouhajla brings together every type of property in the delegation.
