Homes for rent in La Marsa

146 listings found

From the TGM station at Marsa Plage to the hotels of Gammarth, the La Marsa delegation stretches over some ten kilometres of coast and hills. It is not a neighbourhood, it is a small town whose sectors have little in common: the Medina and its lanes, Marsa Erriadh and its family residences, Sidi Daoud facing the Lac, Bhar Lazreg working class and cheap, Gammarth and its forest.

A rental in La Marsa can therefore mean a studio at 700 DT or a villa at 8,000 DT. This page shows the lot, apartments and houses together, for those who have not yet decided on the type of property. Listings come from owners and agencies in the northern suburbs. Anyone who has already decided can go straight to apartments to rent in La Marsa or houses to rent in La Marsa.

Where to live in La Marsa, sector by sector

The sectors, described the way you would to someone just arriving:

  • Marsa Ville, Plage and Medina: neighbourhood life, the market, the Saf-Saf café, older buildings and a few town houses. Expensive per square metre, but everything is done on foot.
  • Marsa Erriadh and El Montazeh: residences from the 1990s to the 2010s, family S+2 and S+3 units (two or three bedrooms plus a living room, the local way of counting), schools and clinics nearby. The default choice for families.
  • Sidi Daoud, Cité Les Pins and Marsa Nassim: newer, closer to Berges du Lac 2, with villa floors and gated residences.
  • Bhar Lazreg and Errmila: the lowest rents in the delegation, mixed housing, and streets worth checking in wet weather.
  • Gammarth, Gammarth Supérieur and Gammarth Forêt: villas, residences with pools, the Golf development, the hotel zone. Silence, but no serious public transport.

A rental in La Marsa is therefore compared by sector before it is compared by price. To set those rents against Le Bardo or Bab El Bhar, all the homes to rent in the Tunis governorate fit on a single page.

Private owner or agency: two ways of renting

People often search specifically for private owners in La Marsa, for a simple reason: avoiding the agency commission, which generally runs to half or all of one month's rent. On Houni, listings state who is publishing, and the number shown is the advertiser's. A private owner will be more flexible on the deposit and the term, an agency will in principle bring a clean contract and an inventory of condition.

In practice, for villa floors and older properties, owners publish themselves; for the villas of Gammarth and high end furnished apartments, agencies hold most of the market.

Yearly or for the summer

Yearly leases in La Marsa are mostly signed between September and May. From June, many studios, furnished apartments and houses near the beach switch to holiday letting for the diaspora and for visitors: prices double, and the year round supply contracts. If your move is planned for the summer, start viewing in April or accept a stopgap until the autumn.

Even for three summer months, have the contract registered: it saves arguments about the deposit when you leave.

Why so many Marsa searches end in Ain Zaghouan

A lot of searches here finish slightly further south. Ain Zaghouan attracts those who want new build: Ain Zaghouan Nord has filled with residences in ten years, at rents below Marsa Erriadh and in a practical position between La Marsa and Lac 2. L'Aouina and Les Jardins de Carthage, on the airport side, complete this belt of recent districts where neighbourhood life is still being built but the apartments are modern.
