On match nights at the El Menzah stadium, there is nowhere left to park in the Cité Olympique. The rest of the time it is one of the quietest neighbourhoods in north central Tunis: low blocks built for the 1967 Mediterranean Games, tree lined streets, the Olympic pool and the sports hall within walking distance, and Avenue Hédi Nouira running out to the Centre Urbain Nord.
A rental in the Cité Olympique attracts very different profiles: civil servants from the nearby ministries, bankers from the Centre Urbain Nord, families who want to stay close to El Menzah 1 without paying its prices, young doctors from the local clinics. This page groups the apartments and villa floors to rent in the Cité El Khadhra delegation, posted by private owners and agencies.
The delegation is small, but it has three faces. Cité El Khadhra proper, around its main avenue and its secondary school, lines up buildings from the 1960s and 1970s: dual aspect S+2 and S+3 units (two or three bedrooms plus a living room, the local way of counting), no lift in the oldest ones, and rents that stay reasonable for such a central address. Renting in one of those blocks is one of the best space for money deals in the capital.
The Cité Olympique, between the stadium and the pool, mixes apartment blocks with small villas whose owners let out a floor. The Khaireddine Pacha sector, towards Montplaisir and the Belvedere, is newer and denser: residences from the 2000s, S+1 units for young professionals, offices on the ground floor. For a business, offices and shops to rent in Cité El Khadhra have a separate page.
For bearings: El Menzah 1 is on the other side of Avenue Hédi Nouira, while Mutuelleville and the Belvedere close the district off to the south. The capital's other delegations are gathered on homes to rent in the Tunis governorate.
The position, obviously: ten minutes by car from Avenue Habib Bourguiba, fifteen from the Lac, and the Centre Urbain Nord on foot from some buildings. The quiet, which surprises people at this distance from the centre: no major through road, no noisy commerce, streets where children still play. And rents you will not find at the Lac or in El Menzah for a comparable address.
When a listing says Cité Olympique with parking and a high floor, the calls start within the hour. Get your paperwork together (payslip or employer's letter, ID, deposit) before the first viewing. If you are specifically after a flat, move on to apartments to rent in Cité El Khadhra.
This is one of the rare residential districts in Tunis where a car is not essential. Light metro line 2, heading towards Ariana, serves the area, and the buses on Avenue Hédi Nouira link the Centre Urbain Nord to the city centre. To reach the El Manar campus or Mongi Slim hospital, a taxi is still the easiest option.
What is missing: a large supermarket within walking distance. Residents do their shopping in El Menzah or at the Centre Urbain Nord, and the corner grocers cover the rest.
In the 1967 buildings, ask about the age of the water risers and look at the bathroom ceiling: leaks between floors are the most common dispute between neighbours. If the listing mentions a villa floor, ask who lives below and whether the entrance is genuinely separate. Ask for a registered lease and set out in writing what the charges cover: some older buildings have no formal management company, and lift or caretaker costs are settled between neighbours.
