Homes for rent in Carthage

17 listings found

The TGM light railway serves seven stations in the Carthage delegation, from Carthage Salammbo to Sidi Bou Said, and yet half the tenants in the area never board it: they live in Les Jardins de Carthage, on the other side of the road, and take the car. That split between the Carthage of villas and the Carthage of new residences is the first thing to understand before looking for a home here.

This page brings together everything for rent in the delegation, apartments and houses together, for those still weighing up the two. Listings are posted by owners and agencies, with the advertiser's direct contact. The rest of the capital is on homes to rent in the Tunis governorate.

Two Carthages under one postcode

The first Carthage is the one of ruins, embassies and the presidential palace: Byrsa, Dermech, Hannibal, Amilcar, Sidi Bou Said. What is let there is villas, villa floors and a handful of apartments in small older buildings. Rents are high, supply is thin, and the protected heritage site rules out any significant new construction.

The second is Les Jardins de Carthage: a district of residences built over the past fifteen years between L'Aouina and the airport, with no past and no ruins, but with parking, lifts and caretakers. That is where most of the delegation's rental apartments are today, and where young households look first.

An apartment in the Jardins, a house near the TGM

If you want an apartment, the answer is nearly always Les Jardins de Carthage: S+1 for a single person or a couple (one bedroom plus a living room, the way flats are counted here), S+2 and S+3 for a family, furnished or empty. The few apartments in Salammbo or Byrsa go within a week. They are all gathered on the page for apartments to rent in Carthage.

If you want a house, forget the Jardins and head back up towards the TGM. A rental in Sidi Bou Said means a village house with a patio or a villa on the cliff, almost always furnished, often let to foreigners for a year or two. In Byrsa and Hannibal you find villas with gardens from the 1950s to the 1980s, popular with diplomats. In Salammbo and Amilcar, the S+3 villa floor is the middle option for a Tunisian family that wants the address without the budget of a whole villa. Villas and floors are grouped on the page for houses to rent in Carthage.

Budget: the orders of magnitude

In Les Jardins de Carthage, an S+1 runs around 900 to 1,000 DT, an S+2 rarely drops below 1,100 DT, and a recent S+3 can reach 2,300 DT. A villa floor in Salammbo sits around 1,500 to 2,200 DT. Villas in Byrsa and Sidi Bou Said start near 3,000 DT and have no real ceiling.

These figures shift with the season: from June to September, anything with a view or a terrace switches to holiday letting and the year-round supply shrinks. The start of the international school year, in late August, is the tightest moment of the year.

Picking your season and your contract

For a twelve month lease, look between October and May, when owners accept year long contracts at stable prices. Ask for a registered lease, an inventory of condition with photos and, for houses in protected Carthage, the list of works authorised by the National Heritage Institute if you plan to alter anything.

A resident's advice: in Les Jardins de Carthage, go up to the top floor and listen for the planes; in Byrsa, park on a weekday evening and see whether a space is left; in Sidi Bou Said, come on a Sunday in April and measure the crowd. Each of these areas has its hidden price, and it is better to know it before signing.
