Homes for rent in Sousse Riadh

1 listing found

A good share of the searches that lead to Sousse Riadh come down to a few words: house for rent in Cité Erriadh, Sousse, preferably a ground floor. Sahel families like single-storey living with a courtyard, their own entrance and no stairs to climb with the shopping. This page groups all the homes for rent in the delegation, whole houses, independent floors and apartments, from Cité Erriadh to Ezzouhour and out to the former villages of Zaouiet Sousse, Ksibet Sousse and Thrayet.

Listings are mostly posted by private individuals, owners of a family house who let one floor or the whole property, plus a few local agencies. Supply stays limited from week to week and goes fast at the start of the school year. To compare with Msaken, Hammam Sousse or Kalâa Kebira, all the homes for rent in Sousse governorate are gathered on one page.

The single-storey house, a rare find

The ground floor let on its own, with a courtyard and sometimes a small garage, is the most sought-after property and the least advertised. The owner has often moved upstairs, or inherited it, and prefers to let it to a stable family rather than to students. In Cité Erriadh, many of these houses date from the first housing estates and were extended in stages: an extra room on the courtyard, a redone kitchen, a floor added on top.

A whole house for rent in Sousse Riadh, with two or three bedrooms, generally rents for more than an S+2 (two bedroom flat) on an upper floor, but the gap remains modest compared with the northern districts of the city. Expect roughly 600 to 1,000 DT (Tunisian dinars) depending on size, condition and whether there is a garage, with big differences from one street to the next.

Independent floors and apartments

The villa floor with an outside staircase is the other major category in the area. It suits young couples and civil servants transferred to Sousse, who get spacious rooms for a reasonable rent. Recent residences, rarer, add a lift and parking but also service charges. If you are looking only for this type of property, the page of apartments for rent in Sousse Riadh filters studios and S+1 to S+3 units.

In Zaouiet Sousse and Ksibet Sousse, the landscape changes: new houses built by village families, wider plots, olive trees at the end of the street. Rents are lower and there is more outdoor space, at the cost of longer journeys to central Sousse. Thrayet and its surroundings follow the same logic.

Who rents, and when

The delegation's rental market is first and foremost a year-round market. Families working in Greater Sousse, employees of the southern business zones, teachers, health workers, students sharing a flat: the profiles vary but all want a long stay. Moves are concentrated between June and October, with summer transfers, weddings and the start of the school year. A home that frees up in winter generally takes longer to relet, which leaves some room to negotiate.

Summer letting barely exists here: holidaymakers head for the tourist zone and the seafront, not the residential neighbourhoods inland. That is an advantage for the year-round tenant, who need not fear being asked to leave in July.

Lease, meters and neighbours

Ask for a written and registered rental contract, stating the term, the deposit amount and how charges are split. In a house shared between owner and tenant, check that each floor has its own STEG (electricity) and SONEDE (water) meters, and agree on the use of the roof terrace and the courtyard. Look at the condition of the roof and walls: houses extended in stages sometimes show leaks at the joins. On Houni, you speak directly to the advertiser. If buying eventually becomes an option, the homes for sale in Sousse Riadh give an idea of local prices.
